When the porch is every bit as gorgeous as the rest of the house!

So having worked for house builders previously and now making changes to built new build homes, here are some of the areas I often spend time correcting.

⭐️ Poor family space and open plan living with connection to the garden.
⭐️ Poor storage, work bench space, enough utility/laundry space to sort and dry clothes.
⭐️ So many internal doors and door clashes!
⭐️ Lots of small bedrooms often with too many bathrooms for the size of rooms.
⭐️Clean lines but often lack of detail or features internally and externally.
⭐️ Low ceilings.
⭐️ Huge garages (I get it, it can often be due to allocation of parking) which are not always in proportion to the floor plan.
⭐️ Sometimes poor light or flow.
⭐️ Lack of thought for the gardens.

But they do have:

⭐️ Usually 10 year NHBC build mark warranty.
⭐️ More thermally efficient and air tight over older homes.
⭐️ Built more sustainably to reduce waste and CO2 footprint.
⭐️ A coordinated and thoughtfully designed estate/street scene which is better controlled due to planning restrictions or covenants.
⭐️ Options to change things if buying off plan.
⭐️ Good parking.

We could provide better designed new build homes that were affordable and sustainable in line with what families actually want and meet somewhere in the middle. We’re closer but not quite there yet…

Beautiful little rear extension to create a larger kitchen/diner with lots of storage and bench space, hidden laundry and improved flow and light at the back of the house.

The clients now spend so much time in this sociable space and has improved family time with room to spread out and be together.

Let me show you around this transformed corner plot 💕

An unused garage with poor access to the side garden was extended and converted to create a beautiful kitchen diner space with corner larder and large island.

The hall was opened up and extended to maximise light and flow through the house with a ground floor WC and functional storage (including dog bath!) positioned to the rear.

Externally we wanted the extension to feel like it was original and was always part of the house. Upstairs to follow…

Just a little bit gorgeous this beautiful Victorian home 💖

It was extended out with new glass roof to allow for connection into the existing rear off shoot without taking away too much of the outdoor space.

The kitchen was repositioned with new glass doors to improve light and flow into the hallway. The cooker positioned in the existing chimney breast retained character and high kitchen cupboards maximised storage.

A dining nook was positioned under a new bi fold window with storage below as this improved circulation space with a large island.

The snug allowed an additional family space with doors to the rear yard while laundry was repositioned on the first floor landing and a new toilet under the stairs.

Great builder feedback and such fabulous clients that ran with all the ideas and suggestions 💖 Love it!

This project included a front dormer that was balanced with the original bay window below and allowed beautiful views to Tynemouth, Browns Bay and Whitley Bay.

Previously this first floor apartment was short on living space so the loft was converted to give master bedroom, dressing room and ensuite with separate sun room including a Juliet balcony.

The light, space and views has changed the way this couple lives and they loved the design and the building team that brought it to life!

When maximising space consider the following:

🌟 Peninsula over islands in your kitchen
🌟 Pocket doors to reduce impact on your floor plan
🌟 Using eaves for storage, home office etc.
🌟 Every inch of the under stairs
🌟 Double stack laundry or kitchen cupboards to the ceiling
🌟 Built in joinery, alcoves, window seats, dining nooks etc.

Great floor plans don’t always require big home extensions, but maximising your space well, efficiently and with purpose can often be the real success ❤️

SUPPORT LOCAL:

I am not affiliated with any builders but I do ask, and I am offered lots of feedback on builders that clients have used locally.

I’m looking out for -

🌟Courteous, polite teams that are good with clients, their families and their neighbours.
🌟On time, organised, show up when they say they will.
🌟Stick to their timeframes and budget (although there can often be unforeseens/extras within reason).
🌟Tidy, clean up their rubbish especially as so many clients live on site during the build which can be stressful enough!
🌟Competent, knowledgeable, keen to save clients money where possible.
🌟Finish the job and don’t run out of momentum at the end of the project. Snagging and finishes make the build.

I get lots of feedback from clients so if you do all of this, I’ll obviously pass your details on to the next client. I want to support your local business and hopefully give my clients the best build experience possible.

Word of mouth and recommendations are the foundation to all business so keep up the great work guys 👷🏻‍♂️👷🏼‍♀️

I’m finding the return to work a little tricky after a lot of walking, a whole load of decorating, renovating, flat pack building and general hard graft! Maybe a creative few days with a bit of rest is a good thing! 🙃❤️
