SOMETHING A LITTLE DIFFERENT FROM US…

Most of you will know KA Metcalfe for Karl and the team’s building and groundwork projects, but we’ve recently taken a big step into something we’ve wanted to do for a while. our own property investments and renovations.

And this is where I come in!

I’m Emily, Karl’s wife, and while Karl has built the building business over the years (I’ve grown the baby’s with another on the way) we’ve decided to start this next venture together, combining his building experience with my interest in property and interiors.

Our first investment was this 3 bedroom flat, bought at auction and in need of a LOT of love!

We’ve completely stripped it back and transformed it throughout, including a brand new kitchen, new bathroom, separate WC, new windows, electrical and lighting upgrades, heating works, plastering, joinery, full new pebble dashing to the outside, full decoration and new flooring and carpets throughout.

The difference from the day we got the keys to now is incredible swipe through the photos to see just how much it has changed!

For us, this isn’t about quick cosmetic makeovers. We want to find properties with potential, invest in them properly and create good quality homes that we can be proud to put our name to.

KA Metcalfe General Building & Groundworks isn’t changing Karl and the team will continue carrying out building projects for our customers as normal. This is simply another branch of what we’re building for our future.

This one is particularly exciting because it’s something Karl and I are doing together. ❤️

RETURNING TO A RECENT PROJECT

We recently returned to one of our completed jobs to carry out some additional work for our customer this time designing and building a bespoke set of timber garden gates.

Made to measure on site to fit the space perfectly, the gates have been fully framed and braced for strength and finished with heavy duty galvanised ironmongery.

A simple addition that provides privacy, security and a smart finish to the property.

It’s always great to be invited back by previous customers to complete more work!

Kitchen & Ground Floor Transformation

Another project completed by KA Metcalfe Building & Groundworks, transforming this previously separate kitchen into a much brighter and more practical open-plan kitchen diner.

Works completed included:

•Structural knock-through to create the new kitchen/dining space
•New kitchen supplied & fully installed
•Solid oak worktops supplied & fitted
•Timber subfloor replaced
•Ground floor fully rewired
•Floors self-levelled throughout the ground floor
•LVT flooring supplied & installed throughout
•fully decorated throughout ground floor

A huge difference from the original layout, creating a much more open, modern and usable family space.

FULL HIP-TO-GABLE LOFT CONVERSION COMPLETE!

Another huge transformation completed by our team!

We’ve completely transformed this previously unused loft space with a full hip-to-gable conversion and large rear dormer, creating an amazing new floor for the property.

Works included:

•Full hip-to-gable roof conversion
•Full-width rear dormer construction
•Skylights installed to the front elevation
•Large new master bedroom
•Brand-new en-suite bathroom with walk-in shower
•Separate storage room
•New staircase providing access to the loft
•New internal fire doors and joinery
•Full insulation, boarding and plastering
•New electrics and lighting throughout
•Roofing, fascia, soffit and guttering works

A brilliant way of making use of the existing roof space and adding a huge amount of extra usable space to the home, without having to extend outwards.

From stripping the original roof right back to creating a completely new master suite a massive transformation and a great project for the team.

ANOTHER EXTERIOR TRANSFORMATION COMPLETE!

We have previously complete works on the inside of this property and have returned to complete works on the outside.

A huge transformation, with a complete overhaul to give the outside a fresh new look from top to bottom.

Works completed by KA Metcalfe General Building & Groundworks:

•Existing render fully knocked off and the property completely re-pebbledashed
•Structural columns to the front of the property replaced
•Replacement uPVC windows installed
•All fascias, soffits and guttering replaced
•New boundary fencing installed
•Front and side areas fully landscaped
•Driveway fully prepared and finished with new tarmac

This was much more than a cosmetic makeover, with structural work, external improvements and landscaping all completed as part of the project.

The difference from before to after speaks for itself!

This property has undergone a complete renovation from top to bottom, with a huge amount of work carried out to completely modernise the home.

Works included:

•Full house refurbishment throughout
•Structural alterations, including removing walls between the old separate toilet and bathroom to create one large family bathroom
•Complete bathroom renovation
•Full rewire throughout the entire property
•Brand-new heating system throughout
•New windows and modern doors
•Walls repaired and fully plastered
•Full decoration throughout
•New flooring, skirting boards and finishing touches
•Old conservatory completely taken down and removed
•Brand-new modern kitchen extension built in its place
•New kitchen area creating a much brighter, larger and more practical family space
•External works and new render finish

This wasn’t just a cosmetic makeover, the property has been completely transformed, including the structure, electrics, heating and internal layout.

One of the biggest changes was removing the dated conservatory and replacing it with a proper modern extension, completely opening up and transforming the kitchen area.

The separate toilet and bathroom were also opened up into one spacious new bathroom, making much better use of the space.
