We removed the original skylight detail and installed a full warm roof build up with The VELUX® Group units. We also removed the top brick course and installed a marine ply parapet. We were originally asked by one of the builders we work with to simply overlay the existing flat roof. However, once we got on site, a few things didn’t look right.
Rather than covering over a potential problem, we carried out a core sample to investigate the existing roof build-up — and we’re glad we did.
Once opened up, we found:
• PIR insulation laid directly onto the roof joists
• The deck above had completely rotted away
• Roof timbers hadn’t been properly fixed
• Flashings had been incorrectly installed
• The existing build-up simply wasn’t something we were prepared to overlay
At that point, the only sensible option was to strip it back and rebuild the roof properly.
Because we were restricted on the overall available build-up height, we sent our proposed specification to the insulation manufacturer to calculate the required insulation and confirm the correct U-value performance.
Once the specification was agreed, we installed a completely new roof build-up:
New structural sub-deck → Vapour control layer → PIR insulation → New top deck → Flexitec 2020 waterproofing system
What started as a straightforward overlay became a complete roof rebuild — but it meant the underlying problems were actually corrected rather than simply hidden underneath another waterproofing layer.
Sometimes the most important part of roofing is knowing when not to cover something up.

The lads recently completed this tidy little re-roof project in Leighton Buzzard, which included upgrading the insulation over the living space, improving ventilation, and replacing three Velux roof windows.

A great job by the team, and it was made even better by working for a lovely customer who was an absolute pleasure to deal with from start to finish.
