George and James Architects We design thoughtful and timeless buildings and interiors that spark joy. It should be simple and functional, beautiful yet understated.

Every building should make you feel good – whether it's your home, your workplace, or perhaps a farm shop, cafe or yoga studio. We listen before we do anything else. We come to your project with open eyes and ears, and with honesty, curiosity and care. Our clients love what we do, and they also love the way we do it. They tell us we're calm, attentive, full of ideas, and a joy to work with. We've now put down roots in Sussex and we work from an old milking shed not too far from Midhurst, after many years based in London. We love working close to home and getting to know our patch, but our projects still take us all over London, the South East, and beyond.

As the evenings draw in, what will you miss about summer at home?

Dinner spilling out onto the terrace. A favourite spot in the evening sun. Doors left open until the air turns cool.

Perhaps this summer also got you thinking about what could work better in your home. An easier connection to the garden, somewhere sheltered to sit, or a room that makes more of the view.

Those thoughts are a lovely place to start a conversation about your home.

We’re currently on site for this residential transformation. There’s still plenty of work ahead, but the layout is taking shape and the natural light is already making its mark and at this stage of a project, you really start to see how a space comes together.

As families grow and change, homes need to adapt. Our vision here is all about balance and creating open, sociable spaces alongside quieter corners to retreat, while strengthening the connection between the home and garden. Every site visit brings us a little closer to seeing that vision become reality.

Good architecture starts with understanding everyday life.

Everyone ends up in the kitchen. You’d love somewhere quiet to read. The shoes pile up by the door. That room with the best light hardly gets used.

These are the things we want to hear. What you love, what frustrates you and what you wish your home could do.

We listen, ask questions and turn those conversations into thoughtful spaces that work together, with the details that make daily life feel easier.

Every home starts with a conversation. We’d love to hear about yours.

A peek behind the scenes at our site at as we get ever closer to completion on this exciting new microbrewery, taproom and kitchen in Overton.

The brewing tanks are in, the kitchen is taking shape and you can begin to imagine what’s to come: good b**r, good food and a place to settle in with friends at the fantastic bar.

As with every project, we’re thinking about the people who’ll use it. Those brewing and cooking behind the scenes, as well as those pulling up a chair with a friend. The space needs to work beautifully for them all.

We’re looking forward to seeing this one full of life.

How do you know what your building project will really cost?

Whether you’re just exploring ideas or already have planning permission, understanding the cost means looking beyond the walls and roof.

The kitchen, lighting, joinery, finishes, all those decisions affect the budget. Leave them until construction is underway and you may find yourself making expensive choices with very little time to think.

At George & James, we bring architecture, interior architecture and project management together, helping you understand costs from the first conversation and make informed decisions throughout your project.

Our Insight, ‘Protecting your investment’, explores how this works in practice, with real examples from our projects and is well worth a read. Read it here ➡️ bit.ly/476KWZq

Take a look inside our pool house project as it approaches completion. With a shower and changing room, kitchenette, home gym and sauna, it’s taking shape as a wonderful place to relax and recharge.

There’s plenty catching our eye on site: the rhythm of the timber slats, the deep timber surround to the gym window and the soft light beneath the sauna bench. Warm materials and carefully considered details give each space its own character while tying the whole building together.

Before we began with this house, we began with the landscape. At this project, a farmhouse in Herefordshire, the history of the fruit farm helped shape its next chapter. Working alongside landscape architect Kim Wilkie, the masterplan restored historic orchard patterns and the former farmstead layout, with the new home shaped around long views, the movement of light and the lie of the land.

This veranda is a quiet place to enjoy that connection. Somewhere to sit, pause and watch the seasons change, a small part of a family home whose story began long before our clients arrived.

We’re George & James Architects. But what do we do?

There’s the architecture and the drawings, of course. But we’re also thinking about where you’ll put the muddy boots, how the kitchen works when everyone’s in it and the joinery that gives everything a home. That’s interior architecture and we love getting into the details that make a home work.

We also help manage the build and care about the numbers. We plan budgets, compare tenders and help you decide where your money will make the most difference. On site, we work with the contractor, keep an eye on quality and help you navigate the decisions along the way.

From the first conversation to the finished home: big ideas, little details and plenty of conversations along the way.

That’s George & James.

Why furniture matters before the walls are finalised.

There’s little point in creating a beautiful room if the furniture doesn’t fit or if its position prevents you from enjoying the view.

It may sound like something to consider later, but furniture can influence some of the earliest architectural decisions: the proportions of a room, the position of doors and windows, the location of lighting and sockets, and the way people move through the space.

By thinking about architecture and interiors together from the outset, we plan not only how a room will look, but how it will actually be lived in.

Is there enough space around the dining table? Will the pendant hang above it or an empty patch of floor? Could a window seat on the staircase capture the morning light? And is there somewhere for muddy boots, coats and all the paraphernalia of everyday life?

These decisions are much easier to get right on a drawing than to change once construction is underway. Protecting your investment isn’t simply about controlling the budget. It’s about making thoughtful decisions early, avoiding costly changes later and creating a home that doesn’t simply look beautiful, but works beautifully too.

Some of the best architectural details begin with an entirely practical question: where will everything go?

At our Hereford project, log and kindling storage has been incorporated into the architecture of this covered entrance. Rather than being hidden away or treated as an afterthought, it becomes part of the composition and brings warmth and texture to the brick, timber and painted roof structure. It’s a small detail, but one that makes everyday life easier while adding character to the building.
