PLANNING COMMITTEE APPROVAL - ONCE AGAIN!

Another excellent result for TPS at Redcar & Cleveland Borough Council, securing unanimous Planning Committee approval for a private holiday chalet on land off Middlesbrough Road, Guisborough.

Following detailed scrutiny of the application, including representations made with the assistance of the objectors’ barrister, TPS successfully addressed and overcame the planning and technical issues, resulting in Members voting unanimously in favour of approval for our client.

PLANNING APPROVAL SECURED ON STOCKTON HIGH STREET

Planning and Listed Building Consent secured for a new aesthetics and skin clinic within a Grade II Listed Building on Stockton High Street.

TPS provided the complete service in-house, including the planning application and heritage justification, measured survey, architectural design, Historic Building Recording, detailed construction drawings and Building Regulations support.

TPS | Double Consecutive Planning Success in Etherley, West Auckland

TPS is pleased to have achieved two consecutive planning consents from Durham County Council on the same site in Etherley, West Auckland.

The first success involved securing Class Q permitted development approval for the conversion of an existing agricultural building into a one-bedroom dwelling. This established a lawful residential fallback position and created a strong planning foundation for the site.

Building upon that approval, TPS then secured full planning permission for a bespoke three-bedroom self-build dwelling, providing the client with a more suitable long-term family home.

The site had previously been subject to two planning refusals under other agents. Following a recommendation, the client trusted TPS’s professional experience, remained committed to our planning strategy throughout the process and allowed us to develop a robust case that successfully overcame the previous reasons for refusal.

Through detailed policy analysis, careful design development and constructive engagement with Durham County Council, TPS demonstrated that the new dwelling would respond appropriately to the rural setting while meeting the client’s family needs.

With both consents now secured, TPS will continue supporting the project through:

Another fantastic project completed at 154 Borough Road, Middlesbrough ..the sensitive conversion and extension of this locally listed building to provide 30 high-quality student rooms.

TPS provided the full town planning consultancy service, led by Chartered Town Planner Fahim Farooqui MSc MRTPI, working alongside Elder Lester McGregor Architects of Yarm on the planning submission and the discharge of all planning conditions.

TPS provided the complete architectural design and town planning consultancy service, managing the development from the initial concept and site layout through to the detailed house designs, planning assessment and successful determination of the application.

As a Chartered Town Planner with architectural design expertise, I can assess the planning constraints while designing a scheme that responds directly to the site, local character and council requirements.

YET ANOTHER PLANNING COMMITTEE APPROVAL FOR TPS!

Planning permission has been secured for the conversion of the Eston and California Social Club into 10 high-quality, self-contained apartments.

TPS took over the application from the previous agents following an earlier refusal and dismissed appeal. Our clients trusted our professional planning experience to reassess the scheme, address the previous concerns and present a robust case to the Planning Committee.

Despite a high volume of local objections, the application was approved.

The development will deliver a high-quality conversion, as demonstrated by our CGI visuals, and will provide a significant improvement to this prominent site on Eston High Street.
