This one photo says a lot about the city’s housing stock.

You have the classic Victorian terraces, older slate rooflines, chimney stacks, tight rear additions, mature trees, and then the newer apartments and modern developments beyond.

That mix is exactly what makes surveying in Cambridge so interesting. Two properties can be only a few streets apart but have completely different construction, maintenance issues and hidden risks.

From ground level, it is often the small details that matter most: altered roofs, older chimneys, past extensions, damp risks, ageing rainwater goods, replacement windows, and how well the property has been looked after over time.

This is why I always look at a property in context, not just room by room.

🏡 Buying a house in Letchworth Garden City?

Letchworth is not just another Hertfordshire town. It is the world’s first Garden City, and that gives the housing here a very particular character.

There are early 1900s homes, Edwardian houses, post-war properties, flats, newer developments, mature plots, tree-lined roads and some homes affected by conservation areas, leasehold arrangements or the Scheme of Management.

That does not mean buyers should be put off. It just means there are a few extra things worth understanding before exchange.

Another day, another inspection.... this time in the very desirable Great Shelford.

We are seeing a real mix of property types this week, and today’s inspection is an Edwardian semi detached home with plenty of potential.

Older homes like this often have a lot of character, but they also need a careful eye. Roof coverings, chimneys, dampness, ventilation, movement, alterations and general maintenance all need to be properly understood before a buyer commits.

That is where a detailed survey can make a real difference.

🏠 Roof issues are not always obvious when viewing a property.

From ground level, it can be difficult to see the condition of roof coverings, chimneys, flashings, gutters, valleys and other high-level areas properly.

Some roof defects may be minor maintenance items. Others can lead to water ingress, dampness, timber decay, or more costly repairs if left unresolved.

This is why the roof is such an important part of the survey.

A survey can help identify visible defects, explain what they may mean, and advise whether further contractor input or maintenance is needed before you move forward.

It is easy to assume that a modern property will have fewer issues, but newer homes can still be affected by poor workmanship, settlement, drainage concerns, roof and guttering issues, ventilation problems, incomplete paperwork, or defects that have developed since construction.

A survey is not just for older properties.

It helps you understand how the property is performing now, whether any maintenance is needed, and whether there are points that should be checked before you commit too far into the purchase.

Some findings may be minor. Others may need further advice, legal checks or contractor input. The key is knowing what matters and what can be managed.

My role is to explain the findings clearly, put them into context, and help you make informed decisions before moving forward.

One of the things I always stress to clients is that even in some of the most popular and well regarded areas, every property still needs to be properly understood. Exposure, condition of the roof, previous alterations and general maintenance can all have a real impact over time.

A survey is not just about identifying visible defects. It is about taking the time to fully understand how a property performs and giving clear, practical advice so clients can make informed decisions.

Days like today are a good reminder that a thorough inspection matters whatever the location… even more so in damp and windy conditions.

Hitchin is a brilliant place to buy, but the properties can vary massively.

Some of the biggest issues are not always the ones you notice on a viewing.
