HOW TO ADD VALUE TO YOUR PROPERTY....
Does an extension always add more value than it costs to build? Not necessarily.
Depending on the area, size of the extension and specification, you could spend more on the work than the immediate value it adds to your property.
But value isn’t always just about what you get back if you sold tomorrow.
If you’re planning on staying in your home for years, creating the space you actually want can be just as important. You get to enjoy the extra space, improved layout and better way of living every single day.
Even if you spend slightly more on improving your current home than the immediate value it adds, over time capital appreciation will usually help close that gap as property values increase.
It can also work out far cheaper than moving house. By the time you factor in estate agent fees, solicitor and legal costs, stamp duty, removals, mortgage fees, surveys, possible early repayment charges, time off work, and the general cost and disruption of moving, the figures can quickly add up.
There are also ways to be smart with the design and maximise the potential value.
A well-designed extension can improve the layout rather than simply adding square metres. Creating things such as a larger kitchen and family area, an additional bedroom, extra bathroom, more natural light, improved energy efficiency and better connection to the garden can all make a property more desirable.
Location also plays a massive part.
Adding 30m² to a property in an area where houses sell for a high price per square metre can potentially create considerably more value than adding the same 30m² somewhere with lower property values. The construction cost between the two areas may not be worlds apart, although labour, access and other costs can vary.
Another thing to consider is the ceiling value of properties in your particular area. There’s no point spending purely to chase a return if buyers simply won’t pay considerably more than comparable homes nearby.
I think too many people are scared of doing “too much” to their home because they’re constantly thinking about resale value.
If you have the funds, you’re planning on staying there and you know what you want, sometimes it makes sense to create the home you actually want to live in and enjoy it for years to come.
