Planning permission obtained recently from West Lindsey District Council for this front porch extension project in Gainsborough. As well as extending and opening up the existing porch to create a more useable and welcoming space, a new pitched roof canopy has been introduced to the perimeter of the existing flat roofed garage which, combined with replacement grey framed windows, creates a fresh modern look and enhanced kerb-appeal to this early 1970’s property.

We have recently obtained Building Regulations approval from Derbyshire Building Control Partnership for this two bedroom loft conversion to a semi-detached property in Chesterfield.
After carrying out a measured survey we were able to design the conversion in line with Householder Permitted Development Rights, avoiding the need for planning permission, by keeping the existing external roof profile and adding new dormer windows to the rear elevation. A new staircase from the first floor landing provides access to the converted loft space which has been split into two separate bedrooms with a shared en-suite shower room between. New sloping roof windows provide natural light over the new staircase and shower room whilst the rear facing dormer windows provide the two new bedrooms with views out over the rear garden of the property. Working with our trusted structural engineer we sized up the new floor joists and support beams and compiled a full set of Building Regulations compliance drawings which were then approved by DBCP as part of our Full Plans Building Regulations application. Another one of our Building Regulations applications approved recently by Rotherham Building Control for a single storey side extension to a semi-detached dwelling in Waverley. Designed to be compliant with Householders Permitted Development Rights, this modest extension creates a spacious new open plan kitchen and dining area with a separate utility room and an integrated garden store at the rear.

Working closely with our trusted structural engineers we produced a fully coordinated Building Regulations compliant technical design package to ensure that Building Control approval can be obtained in the shortest possible timeframe first time, every time.

Some Floor Plan Studies completed as part of a Space Planning Exercise for one of our domestic clients in Sunnyside, Rotherham. This semi-detached property with an extensive rear garden has great potential for expansion so options were developed for a new single-storey rear extension combined with some modest internal alterations to create a more functional dwelling for this growing family.

The clients brief included requirements for a new downstairs WC, improved Kitchen / Dining areas and a separate Utility Room with options for an additional downstairs Bedroom, Games Room and Entrance Hallway where possible. Preliminary designs and Budget Costs were prepared, inclusive of all relevant design and statutory application fees, which then enabled the client to have a meaningful discussion with their mortgage advisors before deciding how best to proceed.
