Located in Kent, Designscape Consultancy provides architectural and urban design services to a wide client base with an emphasis on customer service. We have a commitment to raising the quality of life through a dedication to quality in the built environment. This is evident in the many projects to which we have made an important contribution. Our services include Urban Design, Architectural Design, Technical Production Information, and
Job-Running. Our projects range from one-off new houses, to new housing schemes of 5 to 85 houses, to apartment schemes of up to 50 apartments, to entire city blocks and beyond. We were established in 2004 and we offer a personal yet highly professional service. This commences by sitting down with you to go through your project requirements. We firmly believe design does not need to cost. Design is not just about aesthetics: the layout of a scheme or the flow of a house are fundamental and can be just as important or more important. Design is about added value: whether it be increased financial value or an enhanced quality of life. We are based in Maidstone in the south-east of England, and are well-placed for projects across Kent and in London.

A milestone project for Designscape Consultants.

This CGI showcases our largest project to date, at least by numbers: a major student accommodation scheme comprising 450 bedrooms in Hackney Wick, London.

I’m incredibly proud to see how much the Pillars of Property community has grown.

Having the opportunity to speak at these events and see so many people coming together, sharing ideas, experiences and opportunities is something I really value.

We’ve reached the point where we’re almost outgrowing the venue, which is a pretty amazing problem to have!

It’s a real reflection of the strength of the community and everyone who continues to get involved. I’m excited to see where we take it next.

Property might be serious business, but there’s always time for a smile. 😄

The new NPPF has only been in place for a few days, but we’re already seeing its impact feed through into appeal decisions.

The direction of travel is clear: the updated framework is strongly focused on enabling development, including within the Green Belt where the relevant policy tests are met.

Take our village extension scheme, for example, where Policy GB8 and its sub-policies apply.

The Golden Rules?
✅ Includes significant affordable housing
✅ The local authority doesn’t have a 5-year housing land supply
✅ Allows for the creation of new infrastructure
✅ Provides new publicly accessible open space

When all the boxes are ticked, the planning balance can look very different.
And if a local authority still says no? At appeal, it could be checkmate. ♟️

Sometimes, the history of a place can be just as important as the architecture itself.

This is Malmesbury Abbey, which I recently visited, and the final resting place of Æthelstan, widely recognised as the first King of England.

Standing amongst these ancient stones, it’s remarkable how much history they seem to convey. Every wall, arch and weathered surface carries a story, connecting the architecture we see today with the people and events that shaped our past.

A powerful reminder that great places aren’t just designed, they’re experienced, remembered and carried forward. 🏛️

This six-storey commercial block in Bethnal Green forms part of a wider mixed-use scheme, bringing a striking new development to this busy London setting.

Residential may be a core part of our work, but our expertise extends far beyond it.

Designscape Consultants is recognised for delivering high-quality residential schemes, but we also work across a diverse range of projects and sectors.

One example is our work with a leading UK church. This is far removed from the traditional image of a small congregation meeting in an old stone building.

Our client is one of the fastest-growing churches in the UK, with congregations regularly numbering in the hundreds and, in many cases, thousands.

Projects of this scale bring their own unique planning considerations, from accommodating significant numbers of people to ensuring buildings and sites can support a growing community.

It’s another example of why no two planning projects are quite the same, and why understanding the wider purpose and requirements of a development is so important.

The NPPF is starting to look less like a rulebook and more like a recipe book for successful development. 👀

The latest National Planning Policy Framework (NPPF) is notably supportive of development and, importantly, gives much clearer guidance on what applicants should be doing to put themselves in the strongest possible position.

One area we’re particularly interested in is the return of opportunities to build new homes within existing gardens.

At Designscape Consultants, we’ve worked on 25+ garden development schemes, so we know the opportunities, challenges and planning considerations involved.

The NPPF provides some straightforward principles to work from, including retaining at least 50% of the existing garden and ensuring the combined scale of the existing and proposed homes is appropriately balanced.

More than residential.

While residential projects are a significant part of what we do, our work spans a much wider range of development types.

On this project, our client wanted to allocate two-thirds of the site to residential development, while using the remaining third to provide valuable commercial space.

With strong demand for commercial floorspace, there are opportunities for a range of uses, including:

🔧 Hybrid units combining workshop or storage space with offices
📦 Logistics and distribution facilities

Thoughtful mixed-use development can help make better use of sites, responding to both housing needs and the ongoing demand for well-located commercial space.

From the outside, this looks like a fairly conventional house… but open the front door and everything changes. 👀

A dramatic double height space, a gallery landing inspired by barn conversions, and huge areas of glazing creating a strong connection between the house and garden.

This is exactly what good design should do: look beyond the obvious and create a home that genuinely improves the way you live.
