How often should your electrics be inspected? ⚡🏠
There seems to be a lot of confusion around how often an EICR (Electrical Installation Condition Report) is actually required.
According to IET Guidance Note 3 (GN3), the recommended maximum intervals for domestic installations are:
🔹 Owner-occupied homes: up to 5 years, or at change of occupancy
🔹 Rented homes: up to 5 years, or at change of occupancy
These are maximum recommended intervals. The person carrying out the inspection can recommend a shorter period where the age, condition, use or environment of the installation warrants it.
For landlords in England, there are also specific legal requirements under the Electrical Safety Standards regulations, which require the electrical installation to be inspected and tested at least every 5 years.
If you haven’t had your electrics inspected for a number of years, or you’re buying/selling a property, an EICR is a good way of establishing the condition of the installation.
