Electrical Installation Condition Reports (EICR) – Do You Actually Need One?
An Electrical Installation Condition Report (EICR) is basically a health check for your building’s electrics. It looks at the fixed wiring – not kettles and toasters – to make sure everything is safe, compliant, and not quietly heading towards a fault.

What we check in an EICR:
Consumer unit (fuse board)
Sockets, switches and lighting circuits
Earthing and bonding
RCD operation and protection
Cables, junction boxes and accessories
Signs of overheating, damage, wear or poor workmanship
What your results mean:
Every issue is coded so you know where you stand:
C1 – Danger present (needs immediate action)
C2 – Potentially dangerous (should be fixed as a priority)
C3 – Improvement recommended (doesn’t fail the report, but worth doing)
FI – Further investigation required
If there’s any C1, C2 or unresolved FI, the report will be Unsatisfactory. We then explain everything in plain English and can quote for any remedial work.
How often do you need an EICR?
Homeowners: around every 10 years, or sooner if the installation is older or showing issues
Landlords: at least every 5 years or at change of tenancy (legal requirement under PRS regulations)
Businesses/commercial: typically every 3–5 years, depending on the environment and insurance requirements
