Flat roof replaced in Lossiemouth

We replaced this collapsed flat roof with a new RubberBond FleeceBack EPDM flat roof.

We cleared everything away, built a new 6x2 timber frame wall to support the new roof joists. The wall head was rebuilt and leveled off by Gary Stewart Builder.
We fitted the new roof joists, rosewood PVC fascia boards and decked the roof with 18mm tongue & groove sterling board.
The RubberBond FleeceBack EPDM roofing system was installed and new black deep flow guttering was also fitted.

A fare difference from before to after but more importantly its safe to use again 🙂

Flat roof replaced in Lhanbryde

We stripped this flat roof back to the roof joists as the liquid rubber system had failed and the roof boards were soaking.

The roof was re-decked with 18mm tongue & groove sterling board. Then a build up which consisted of a vcl, insulation and overboarded with sterling board.

The timber fascia boards were replaced with new white PVC and black deep flow guttering.

Then the RubberBond FleeceBack EPDM roofing system was installed.
We also replaced the soil pipe and fitted a new extractor vent pipe.

Once the roof tiles were re-fitted, we fitted a new dry ridge system to replace the existing failed ridging.

Another flat roof completed at the Rocker in Lossie

This one grew arms and legs once we began stripping it 😅

The slates were crumbling when we started to remove them, so they needed stripped off along with the sarking board. Then there was a dip in the roof that needed sorted, then the new sarking boards and breathable paper were fitted ready for prestige roofing scotland to re-slate the roof. We carried out this prep work as Craig was busy on the main hotel roof and this allowed us to get the flat roof completed.

Now for the flat roof.
The dormer roof had been extended a few times over the years. This had resulted in the roof being different heights, levels and runs.
We thought the best option was to level off the back and run new timber joists so the roof sloped to the front.
We then built up the roof with 18mm tongue & groove sterling board, a vcl, insulation and overboarded again with sterling board.

New white PVC soffit and fascia boards were fitted along with black deep flow guttering and down pipes.

Then we installed the RubberBond FleeceBack EPDM roofing system.

2 dormer flat roofs completed at the Rock House Hotel Lossiemouth.

We replaced the existing felt roofs with RubberBond FleeceBack EPDM and also replaced the wooden fascia boards with new white PVC fascia boards.
