Another planning success for King Architects.

We were delighted to secure planning permission for this contemporary infill dwelling in Prestonpans after the application was referred to Planning Committee.

Despite objections from the Community Council, two neighbouring properties and a local councillor, planning officers recommended approval, recognising that the proposal complied with planning policy and would make effective use of a challenging gap site within the existing streetscape.

At committee, all sides were heard and debated. Following discussion, councillors voted 10–1 in favour of granting planning permission.

This project demonstrates the value of good design, careful site analysis and a planning-led approach. While infill developments can often attract opposition, well-designed homes have an important role to play in providing high-quality housing and enhancing underused sites within our towns and villages.

Congratulations to our clients JD Developments, who can now move forward with confidence.

If you have a challenging site or a project that has been told "it will never get planning", get in touch with Mark King Architect to discuss how we can help.

East Lothian local finally wins 20-year battle for house on edge of village | Edinburgh Live

Planners had repeatedly rejected permission to build a home on the edge of one of Dirleton's development 'fingers' saying it would be conspicuous and incongruous but local councillors disagreed saying no one would see the property

🌿 Planning Permission Approved – Dirleton

A fantastic result at today’s East Lothian Planning Committee
Delighted to share that our proposal for a new family home on the former market‑garden site in Dirleton has been approved by 11 votes to 0, overturning the officer recommendation.

Our client has tried with other Architects unsuccessfully multiple times since 1988 and understandably delighted King Architects managed to unlock its potential.

A huge thank you to the councillors who took the time to visit the site, review the design in detail, and judge the application on its own merits and Tony Tomas for his delivery and Planning Consultancy. The Committee recognised what we’ve always believed:

• the site sits within the settlement boundary
• the new home is modest, traditional and conservation‑appropriate
• the design responds directly to Dirleton’s character and vernacular
• the landscape plan restores the site’s market‑garden heritage
• and the development will enhance, not harm, the Conservation Area

This has been a long journey for our client, and we’re thrilled to help unlock the potential of a site that has sat unused for decades.

If you’re interested in the project, the site, or being introduced to the client as the design progresses, feel free to get in touch.

A great day for thoughtful, sustainable design in East Lothian.
