Not everything that is old needs replacing. One of the nicest parts of renovating a period home is deciding what should change and what deserves to stay. Original fireplaces, timber floors, Victorian tiles, cornicing and other details can give a house the character that made you fall in love with it in the first place. The trick is integrating those features into a home that still works for modern life.

We’ve put together some advice on what to look for when renovating a period property, including the extra considerations if your home is listed or within a conservation area.

We’ve written a guide to keeping and restoring period features here:

Why do homeowners often need another set of drawings after they have already received planning permission? Because planning drawings and Building Regulations drawings do two different jobs. Planning drawings primarily show the council what you want to build and allow them to assess whether the proposal is acceptable. Building Regulations drawings take the approved design into considerably more technical detail, including structure, insulation, roof and wall construction, ventilation and fire safety.

We explain the distinction, and where the structural engineer fits into the process, here:

Every pin on this map represents a Home Tales project 🏡

Over the years we’ve designed extensions, loft conversions, refurbishments and internal reconfigurations for homeowners across London. That means we’ve worked with a huge variety of property types and planning constraints, from Victorian terraces and conservation areas to homes with awkward existing layouts or previous extensions. Every project is different, but experience across so many London homes gives us a very useful starting point when we look at a new one.

Project in focus | Putney, SW15

A successful extension is not always about maximising the number of new square metres. Often, the bigger opportunity is improving how the existing house works. For this end-of-terrace property in Putney, an existing conservatory and fragmented internal layout left the rear of the house feeling disconnected. Our design extended into the side passage and reorganised the ground floor so that the utility and WC could be moved away from the centre of the plan. This allowed the kitchen, dining and living areas to work together as one clear family space.

The property is also within a conservation area, meaning the proposal had to balance a contemporary extension with the character of the existing home. The finished layout opens the house towards the garden and gives the family a considerably more useful ground floor without unnecessary complexity.

Wondering how much your extension or loft conversion might actually cost? We know budget is one of the biggest questions at the very beginning of a project, often before you’re ready to speak to an architect or builder.

That’s why we created our online project cost calculator. Add a few details about the work you’re considering and you can get an instant estimate tailored more closely to your project, whether you’re planning a ground floor extension, loft conversion or a larger renovation.

It’s designed as an early-stage guide rather than a fixed construction quote, but it can help you understand whether the project you have in mind is realistic for your budget before you start making bigger decisions.

A little reminder of who is behind Home Tales 🏠
We design homes around the people who actually live in them. That means looking beyond simply “adding an extension” and asking what will genuinely make everyday life better: more light, a better kitchen layout, easier circulation, useful storage, an extra bedroom. Our design stage is fixed fee with unlimited amendments, so there is room to explore different ideas properly before committing to the final scheme.

We keep buildability in the conversation throughout, considering planning, structure, budget and construction practicalities alongside the design.

Thinking about extending your London home? A successful extension isn’t simply about adding as many square metres as possible. The real opportunity is to improve how the whole house works - better flow, more natural light, a stronger connection to the garden and spaces that actually suit everyday family life.

At Home Tales, we design bespoke home extensions across London, from ground-floor extensions and loft conversions to internal reconfiguration. If you’re at the early stages, our Home Extensions London page is a useful place to start:

Planning a ground floor extension and a loft conversion? It’s worth designing them together, even if you don’t intend to build them at the same time. Thinking about the finished home as a whole can help avoid making decisions during phase one that make phase two unnecessarily difficult later. Designing both together doesn’t mean you have to build both together, you can still phase the work around budget and family life.

We’ve explained the benefits, and the things to consider, in our latest guide:

Bi-fold, sliding, Crittall-style or French doors? Your external doors affect far more than the view. They shape the light, layout, garden connection and everyday use of your extension.
