Eight square metres. That is all it took here, and it changed how the whole ground floor works. An extension doesn't need to be huge to make a difference.

Glazing over the dining end means the kitchen keeps its light rather than losing it to the new space.

Prior approval through Haringey, then the drawings the builder actually needed on site. The green cabinetry and oak were the owners' call, and they were right.

A three storey rear extension, a roof extension above it, and a full refurbishment through the whole house. All of it in one go.

The zinc roof over the extension is what keeps it reading as one move rather than something stuck on the back later. Full permission through Southwark in 2019.

End of terrace houses take this better than most, because you have the side to work with as well as the back.

Propped, needled and dug out. Then steel in and the ceiling open. Then the same house, finished.

Drakefield Road was a full footprint basement, a rear extension and a full refurbishment, all in one job: kitchen, oak stair, bathrooms, the lot. We ran it in two phases so the family were not living out of the house for the whole thing.
