Walls, floors, roof, windows — almost nothing from the original rear and top of the house survived.

A full refurbishment with a new rear extension, a complete loft conversion with a new dormer, and the house reconfigured around it: an open kitchen-dining space, playroom and WC, a refurbished family bathroom, a utility, and a master suite with dressing room and en-suite.

Underneath it all: new foundations, a reinforced concrete slab, structural steel, and a new heating and electrical installation with underfloor heating to the ground floor and bathrooms. Then new windows and doors throughout, joinery, finishes, and a new patio outside.

Same footprint at the front. A noticeably bigger, better house behind it.

A well-managed budget shouldn’t need firefighting.

For us, financial control goes beyond valuations and variation logs. It’s about keeping the client ahead of the project — not asking them to catch up with it.

They shouldn’t have to chase figures, question where a number came from, or discover a cost weeks after the decision was made. The financial picture should already be clear.

Nataliia, our Finance Manager, is at the centre of that — connecting what’s happening on site with what the client sees financially, and keeping that clarity throughout the build.

Because real control is when there are no financial surprises to explain.

Internal walls, chimneys, staircases, even the roof. All of it came out 👀

This building in Earls Court was taken back to its structural shell, then rebuilt as ten self-contained apartments. Underpinning, a lowered lower-ground slab, a new steel frame, new floors and a new roof, all inside the original envelope.

From there it was fitted out completely: new windows and doors, kitchens and bathrooms to every unit, all finishes, full electrical and mechanical services with an air source heat pump and underfloor heating throughout. Outside, new drainage, paving, a terrace, and bin and bike stores.

One building in. Ten homes out.

Refurbishment

A quick few weeks in Belgravia.

Waterproofing finished on the lower ground. Insulation and screed going in. Steel staircases installed, walls reinforced.

The windows arrived in August — the factory shuts for the holidays, so that date was booked months ago. Most are already fitted.

Heat pump in. Gas decommissioned. Aircon units sitting behind the joinery where nobody will ever see them.

The kitchen lands at the end of September. Which means the lower ground has to be ready before it does — not the week after. Everything on this job has its slot, and the slots are what keep the handover date where it is.

A well-run construction project rarely starts on site.
It starts weeks before in the decisions made, the questions asked and the details resolved before they have the chance to become problems.

At Fittra, we put a lot of weight on this stage. The more certainty we create around scope, cost and design before construction begins, the more control we have over the programme once it does.

The façade never moved. Everything behind it did 👷‍♂️

In Earls Court, we took on the complete redevelopment of this end-of-terrace building as main contractor, transforming it into 18 self-contained apartments while retaining its original facade.

The existing rear structure was demolished and replaced with a new four-storey extension, creating space for an additional studio apartment. We also delivered new services, new windows throughout and the complete internal fit-out.

It was a significant transformation, but from the street, the building still sits naturally within its surroundings.

Much of central London isn’t as free to build on as you’d think.

🏡 A handful of historic estates — Grosvenor, Cadogan, Portman and others — still own large parts of the city, and each sets its own rules for what can be built on its land. Most homeowners never hear about them until an architect raises it, or a wall gets rejected.

Grosvenor owns much of Belgravia. Their rules can cover the type of brick, the way it’s laid, the pointing, even a requirement that flat roofs are finished in lead.

So we check the work against those rules before anything is built. At tender. Through planning. And every day on site, where it sits with the project manager.

➡️ It’s the kind of detail that’s easy to miss, and expensive to get wrong. Get it wrong and the estate can make you take it down and rebuild.

This was a full internal refurbishment: every wall, ceiling and staircase prepared and redecorated, new lighting and smart heating throughout, refurbished bathrooms, and works running from the entrance hall right through to the cinema room, gym and out to the patio.

The kind of project where nothing is left untouched, and every surface is considered.

A home that feels completely new, without losing what made it home.
