The nicest weekends of the year in North Texas, and a good excuse to walk your own property for ten minutes.

Five things you can check from the ground, no ladder needed:

1. Patches on the roof that look darker or bare compared to the rest. That is usually granule loss.
2. Any shingle lifted or curled at a corner.
3. Gutters sagging or pulling away from the trim board.
4. Dark streaks running down the siding under a gutter seam. That means water is going where it should not.
5. Go in the attic with the lights off. Any daylight coming through is a hole.

Did this weekend's rain leave a stain on your ceiling, Preston Hollow?

Roof leaks don't always show up during the storm. Water can creep along the decking and soak into the attic insulation first. Days later, a brown ring shows up on the ceiling, often near a light or vent.

Throwback to a project we're still proud of. Our buddy Herb Creamer is 93 years old and spent almost two years fighting his insurance company to get his roof approved. He deserved better than that.

We stepped in, documented the damage, and stayed on top of his adjuster until the claim finally moved. Once it was approved, our crew put 47 squares of new roofing on his house in one day.

Fair season, football season, holiday season. Dallas businesses are heading into the months that carry the year.

A leak over a dining room or a sales floor is a different animal than a leak over a bedroom, because it takes a section of your building out of service during the hours that pay the bills.

Flat roofs tend to fail in the same few places: seams, drains that are not draining, and the flashing where the roof meets a parapet wall or a rooftop unit curb. Those are all things you can look at now, before somebody puts a bucket in the middle of your dining room in November.

Max was out on a commercial roofing project in Dallas this week, right before the install started.

"I just wanted to show y'all, we've got everything kind of roof loaded."

Roof loaded means the materials are already up on the roof and staged, so the crew can usually work straight through the install instead of stopping to bring more up. That roll is the TPO, a single-ply membrane you see on a lot of commercial flat roofs. The stacks around it are ISO and cover board. The ISO is rigid insulation, and the cover board goes on top of it so the membrane has a firm, even base.

You won't see any of that once the roof is finished, but it can have a lot to do with how the roof holds up over the years.

"Last week when I showed y'all this, these were just big holes."

Max is back on our Dallas commercial project with an update. The bad decking is out and the new metal decking is in. Decking is the structural layer that everything else sits on, so if it is soft or rotted, nothing you put over it is going to last.

A lot of crews will patch a roof deck with plywood, piece by piece, all over the place. We used metal decking instead because it can span long distances in one run. Fewer joints, better support, and a much cleaner surface to build the new system on.

There are a few more bad areas to cut out and rebuild the same way. We are hoping to be close to done this week, with the full roof wrapped up next week.

"This is a very tedious, very tedious tear-off."

Max has an update from our commercial project in Dallas. The deck is cleared and spudded, so the surface prep is behind us. Now comes the part that takes the time.

There is close to 40 squares of decking that has to be replaced across this roof, about 4,000 square feet. A square is 100 square feet of roof surface, which is how the trade measures and prices this work.

Getting it out means pulling the tar layer first, and then a gypsum deck that runs about three inches thick. Gypsum deck is essentially drywall, just much thicker than what is on your walls at home. Tar, gravel, and chicken wire all come out with it.

It is slow, and it is difficult, and we would rather spend the days on it now than put a new TPO system over a deck that was not right.

"We're not actually installing quite yet, we're prepping the deck."

Max is on a commercial job in Dallas this week, and the roof is not ready for a new system yet. The existing roof is tar and gravel, and the plan is a TPO layover, meaning the new single-ply membrane goes over the old roof instead of tearing it all off.

Before any of that can happen, the gravel has to go. Loose gravel came first, piled up over a couple of days, and about to get loaded off the roof. Then there is the gravel embedded down in the tar, which is the part people do not think about.

That is what the spudder is for. It runs up and down the deck and pulls the embedded gravel out of the tar, and what you are left with is a smoother surface the new roofing system can go down on. The darker sections in the video are the areas that have already been worked.

These are the things you come across. We have to handle it as we come across them, but we'll get it taken care of."

That's Max on a commercial TPO roofing job in Dallas this week. Before any new roofing goes down, the crew found a problem hiding on the roof already: the curb under a rooftop HVAC unit wasn't high enough to give the code-required clearance once the new roof surface is added in.

It's not the kind of thing you'd notice walking the roof yourself, but it's exactly the kind of thing that gets caught during a proper commercial install, and it has to get fixed before anything else moves forward. The owner's working with us to get the curb raised so everything meets code and the manufacturer's install requirements.
