Greenaway Architecture are delighted to be announced as winners at the UK Property Awards 2026-2027 in the Architecture Single Residence category.

Set in the garden of a grade II listed thatched farmhouse in Northamptonshire, Garden House is a wheelchair-accessible lifetime home. It was designed for a client with Motor Neurone Disease.

Our contemporary extension to a listed thatched cottage project featured on Channel 4’s Extraordinary Extensions. Tinie Tempah says;

’The best extension designs respect an original buildings aesthetic while creating a striking differentiation at the same time. This charming thatched cottage extension near Bath does just that.

Dating back to the fifteenth century, it was dark and pokey, but the owners gave it a whole new lease of life by adding a contemporary single storey glazed extension, transforming flow, light and functionality.

By opting for large, ultra thin panes on all three sides, the pavilion’s walls, windows and doors were installed within one day.’

Greenaway Architecture’s contemporary extension to a 1980s house is featured in Building Design. magazine’s ‘What Made This Project’ series as a finalist in this year’s Architect of the Year awards.

The clients loved the land but felt confined by the house. Our response was structural glazing, restraint, and a complete recalibration of how the home interacts with the sloping garden.

Working with IQ Glass, Cream & Black and LXA Projects , we removed walls, simplified circulation, and made the landscape inseparable from everyday life. The family now lives differently with natural light and connection to the landscape through every season.

Impact isn’t measured by scale or budget. It’s measured by how people live.

Planning and listed building consent granted for our contemporary extension to a 16th century stone and timber-frame thatched house at the heart of the village of Fontmell Magna, within a designated Conservation Area in North Dorset, adjacent to the Cranborne Chase AONB.

Other works include a garage conversion to contemporary home office and comprehensive internal reconfiguration, transforming the house into a more functional and connected family home whilst preserving and enhancing its considerable historic fabric.

A new kitchen and living space sits beneath a sedum roof plane wrapped in full-height ultra-slim glazing, opening the whole ground floor to the garden and brook beyond, whilst leaving the original stone rear wall legible from inside and out. Black timber cladding and structural elements are drawn directly from the external timber framing of the original building; the exposed timber roof structure of the extension answers the speak to the beams of the historic interior throughout.

Internally, a new ground floor ensuite creates an accessible bedroom option, future-proofing the house for its occupants. At first floor, a principal ensuite and dressing room are formed from a redundant bedroom, and plaster ceilings are removed to expose original timber structure. The existing garage is converted and reclad in black timber as a home office, tying the outbuilding to both the extension and the historic house beyond.

The design navigates a Grade II listed building, Conservation Area, AONB setting and dark skies policy, purposefully contemporary in character, deeply rooted in its context.
