Getting the keys doesn’t mean you’re ready to start the fit-out.

There’s usually plenty to sort before the building work begins, and it’s much easier to deal with it while the project is still being planned.

Before we start a commercial fit-out, we want a clear picture of the unit, the drawings, any approvals still outstanding and anything that could affect the programme.

Our latest blog goes through what we’d want sorted before starting a commercial fit-out in London, along with some of the things we’ve learnt to check before a project reaches site.

Some of the best details in a fit-out were there before we arrived.

We’ve always liked working with buildings that already have a bit of character. There can be a temptation with older commercial spaces to strip everything back and start again. We’d rather work out what’s worth keeping first.

The exposed brick was one of those decisions here. It had more character than anything we could have replaced it with, so we worked the new fit-out around it.

Sometimes knowing what to leave alone is part of the job 👀

We’ve been back to a few of our completed shopfits recently, and we love seeing them once they’ve been lived in for a while

Sometimes we’re back because the client wants something added, other times we’re checking something over or simply seeing how they’re getting on.

We spend a lot of time working closely with our clients while a fit-out is happening, so we don’t suddenly disappear once the job is finished.

If there’s something they need afterwards, we’re happy to come back. It also gives us a chance to see how the space is working once the business has settled into it.

This time we were back downstairs at Everybody Reads in Chiswick, one of our completed London shop fit-outs.

Behind the scenes at the bespoke joinery workshop 👀

We think the word ‘bespoke’ gets used a bit too loosely in shopfitting these days. For us, bespoke joinery means that the manufacture can be bespoken around the job in front of us.

There is CNC panel production and edge banding, traditional timber machinery, solid surface fabrication and a 150m² spray shop all under one roof for your new bespoke joinery items.

That gives a huge amount of choice when specifying something for a commercial fit-out. We can look at what the client actually needs and how the space will be used, then choose the right materials and manufacture specifically for it.

The Felder Format 4 nesting CNC has also made a big difference to how much can be produced, cutting lead times and helping keep costs down for clients without limiting everything to standard sizes.

And although CNC does a lot, there’s still plenty of traditional joinery happening here too.

Modern machinery has made it faster, but it definitely hasn't lost the ability to make something properly bespoke when a project calls for it.

A portfolio shows you the end result, it tells you very little about what that contractor is actually like to work with or whether you’d want to work with them again.

Every contractor has a ‘best’ project to show you. We’d be far more interested in what their clients say once the job is over.

A bathroom isn’t a minor detail when you’re fitting out a urology clinic.

This was part of the full clinic fit-out we completed for Urospot in Chiswick, London.

For patients, this room is part of their appointment, so privacy, comfort and how easily the space can be used had to be considered from the start.

It’s a small part of the overall fit-out, but an important one to get right.

When a business has locations across the country, the space has to be recognisable as theirs without every site being treated like a copy and paste job.

That changes how you approach the fit-out.

With The Zip Yard in London, we were working with an established retail identity, but the job still had to work for the actual unit in front of us.

Brand consistency matters, but so does building around the space you actually have.

30 years gives you a pretty good idea of where a fit-out can go sideways.

The funny thing is, it’s rarely the big obvious stuff that catches people out.

We’d rather have the awkward conversation early than deal with an expensive problem halfway through a fit-out.

It’s also why we handle the complete shop fit from start to finish. With one team responsible for the whole job, there aren’t gaps between separate contractors for things to disappear into.

We’ve put a few of the things we still see catching people out in this post.

If you spot our sign in the window, there’s usually something worth waiting for behind it 👀

It means our team are in, the tools are out and another London shop fit-out is underway.

We can’t always show you what we’re working on straight away, but the sign usually gives us away.

Keep an eye out for it. You never know where we’ll turn up next!
