A Statement of Classical Elegance in Basti Hills
Perched in the prestigious enclave of Basti Hills, Villa 31 evokes the timeless language of classical architecture, reimagined for contemporary grandeur. Its commanding façade, dressed in pale stone and crowned with ornate cornices, rises gracefully from the landscaped grounds, an estate that commands attention in every season.

Villa 31 rises as a refined homage to classical architecture — its symmetry, sculpted façades, and balustraded terraces delivering a timeless presence. The villa’s entrance is gracefully elevated above a landscaped podium, where cascading fountains, trimmed hedges, and stone-clad planters lead to a stately colonnade. From every angle, Villa 31 commands elegance.

Villa 31 is not just a residence — it is a curated experience of light, volume, and craft. Designed with precision and executed with passion, it stands as a flagship of luxury in Basti Hills, honouring tradition while embracing the needs of a new era.

From above, Villa 31 reveals its full grandeur — a residence set within a sculpted landscape that feels almost ceremonial. A series of fountains tumble gently through carved stone basins, guiding the eye through terraces of manicured greenery and precisely placed trees. Curved staircases and circular planters introduce softness to the structured geometry, while the rear elevation’s balustraded balconies and rhythmic pilasters reinforce the home’s classical language. This integration of architecture and landscape makes Villa 31 not just a home, but a complete estate — composed, elevated, and enduring.

Even the rear of Villa 31 remains composed and dignified — with clean stone façades, finely proportioned windows, and terraced balconies that mirror the symmetry of the front. A gracefully arched canopy shelters private parking, while rear entrances provide seamless circulation for residents and staff alike.

Kesari Kebab Restaurant ✨ A perfect blend of cultural heritage and modern elegance. Our design integrates sleek stone finishes, and dynamic ceiling heights to create an inviting, luxurious atmosphere.

The facade balances transparency and tradition, featuring glass panels framed with metal accents and subtle Indian motifs. Inside, modular layouts, ambient lighting, and decorative textures provide a versatile space for communal and private dining.

The project at 56 Ibeg Close was designed to meet the unique needs of a multi-generational family living in a close-knit arrangement. Over time, the family required a semi-independent space for the eldest daughter, prompting the decision to transform the loft into a compact yet functional suite.
The design aimed to create a self-contained living area within the loft, ensuring privacy and comfort while maintaining a connection to the main household. The transformation included a hip-to-gable conversion to achieve the necessary height and maximise usable space, followed by the construction of a dormer to provide additional headroom and natural light. The result was a thoughtfully designed suite that blended practicality with the warmth of family living, tailored to the evolving needs of the household.
The project involved redesigning a one-bedroom semi-detached house for a recently married couple to meet their evolving needs while ensuring functionality and comfort. The primary objective was to convert the home into a three-bedroom layout, accommodating visiting parents and other specific requirements.

To achieve design cohesion and meet the client’s requirements, we utilised Dry stone wall for the new boundary wall and integrated these materials into the facade redesign. By combining these natural stones with wooden accents on the main entrance and aluminium frames, we ensured that the materials provided both aesthetic harmony and functional durability.

The redesign of the facade included thoughtful modifications to enhance functionality and visual appeal. Gas and water meters were discreetly concealed within a cohesive frame added to the facade, which also incorporated the secondary entrance door leading to the side corridor. This approach not only provided a clean, unified look but also added a fresh character to the building's exterior.

Paprica Restaurant – A Nostalgic Yet Modern Facade

Nestled beside Tehran’s iconic Bowling Abdu, a beloved cultural and sports complex since the 1960s, Paprica connects past and present through thoughtful design. Bowling Abdu, once a bustling hub with a cinema, gym, swimming pool, and game center, remains a cherished destination for generations.

Drawing inspiration from Shel Silverstein and Simon in the Land of Chalk Drawings, the restaurant’s warm wood paneling, sleek concrete, and floor-to-ceiling spider glass create an inviting, dynamic space. With a playful yet sophisticated ambiance, Paprica welcomes both nostalgic parents and curious children.

41 Hillside Crescent project involved a carefully planned loft conversion designed to maximise space and natural light. This transformation included the installation of Velux Cabrio skylight balconies, bringing daylight into the upper floors while offering a unique blend of functionality and style. The design combines practicality with an airy, open atmosphere, elevating the property’s overall aesthetic and livability.
Structural enhancements, such as new steel beams and additional joists, were integrated to support the added load, ensuring both durability and safety.
One of the primary challenges in the loft conversion at 41 Hillside Crescent was meeting the client’s preferences. The client requested no dormer addition and was keen on retaining all available space in the study room. To achieve this, we strategically reallocated stair width from the secondary bedroom, enabling us to position the new staircase in alignment with the existing stairs below. This solution provided the necessary headroom at the landing without compromising space in other key areas. The design maintained the property’s functional flow while respecting the client’s requirements for both layout and spatial integrity.

Situated in Lavassan, a prestigious area in the northeastern hills of Tehran, this project enjoys the region's famous climate and picturesque views, enhanced by the nearby Jajrood River and Latian Dam. Located on a mountainside plot within the exclusive Basti Hills residential community—comprising only 52 select plots—this project fully capitalises on its unique elevation and the stunning natural beauty that surrounds it.
Our client requested a design for the villa that would allow it to adapt to different uses over time. Whether it serves as a weekend retreat or a primary residence, the villa is constructed with flexibility in mind. This approach ensures that the space can easily transition from short stays to long-term living, accommodating the client’s evolving needs for comfort and functionality.
The villa's grand, double-height living hall is meticulously designed to exude both elegance and warmth. Expansive windows allow an abundance of natural light to permeate the space while presenting panoramic views of the Jajrood River and the surrounding landscape. The presence of ornate columns and intricate moldings introduces an element of classical luxury, and the open sightlines extending to the first-floor corridor facilitate a continuous visual flow. This area embodies a fusion of sophistication and a profound connection to the natural scenery, resulting in a tranquil yet impressive ambiance.
The grand double-height living hall offers a striking ambiance at any time of day. During daylight, expansive windows frame views of the Jajrood River, filling the space with natural light and highlighting the refined architectural details. At night, the coffered ceiling with integrated lighting creates a soft, inviting glow that enhances the room's elegant features. Ornate columns, arched entryways, and a fireplace alcove add to the sophisticated atmosphere, while open sightlines from the first-floor corridor further enhance the sense of openness and luxury.

Redefining Urban Spaces with Sustainability and Unity
Form+Function Studio has been leading the redevelopment of Hillview Retail Park, located in a strategically significant area of Crumlin Road, North Belfast. Opened in 2001, the 10.5-acre site featured 90,000 sq ft of retail space and 500 car parking spaces but had been underutilized since the closure of Dunnes Stores in 2007. The site's significance grew as a focal point for addressing housing shortages in the area, spurred by requests from Participation and the Practice of Rights (PPR).Peace Wall Integration
One of the most critical challenges of the project was the July Twelfth Parade, which annually runs along Crumlin Road, the dividing line between Protestant and Catholic communities. To mitigate potential conflicts, Form+Function ingeniously incorporated a retail chain as a "peace wall" along the southern edge of the site. This design feature serves as a barrier between the two communities, helping reduce tensions during the parade and supporting the project's role in fostering peace and unity.

Greener Solution and Carbon Reduction
A large part of the existing retail building and car park was preserved in the design to reduce the carbon footprint and embodied energies associated with demolishing and rebuilding. This decision allowed for the inclusion of sufficient residential units to meet the housing needs of North Belfast while balancing sustainability goals and satisfying both the local community and developers.

Mixed-Use Development
The plan includes restored and new-build commercial units, new offices, apartments, a gym, parking, and communal gardens, creating a vibrant, mixed-use space that integrates residential and commercial life. Social spaces and playgrounds were designed to promote community interaction.

Facade Redesign
Form + Function Studio was tasked with redesigning the facade of Daroos Apartments during the construction phase, after the foundation and column structures were in place. The facade is a modern expression of material contrast, featuring a combination of sleek metal cladding, warm wooden accents, and exposed brickwork that add texture and depth. The interplay of these materials results in a visually striking, yet balanced design.

Balancing Aesthetics and Functionality
The facade features a combination of sleek metal paneling, warm wooden elements, and natural feelin of brick, offering a sophisticated yet welcoming appearance. One of the key features of the facade is the integration of sliding shaders, which allow residents to control sunlight pe*******on, ensuring comfort and energy efficiency. These adjustable shaders not only enhance the building's functionality but also create a dynamic and lively facade, as the varying positions of the shaders contribute to a constantly evolving external appearance throughout the day.

Adapting to Light
In addition to the sliding shaders, the design includes expansive, readable layouts via the facade. Large windows and well-placed balconies provide ample natural light to the interiors while offering residents unobstructed views of the surroundings. These readable layouts create a sense of openness and connection between indoor and outdoor spaces, fostering a comfortable and harmonious living environment.

Green Rooftop Oasis
The building’s rooftop is adorned with greenery, serving as both a communal space and an aesthetic element that adds to the structure’s overall appeal. The resolution of a chamfer issue at Grid Line E, made possible by securing the eastern neighbor's agreement, allowed us to optimize the design and create a more balanced structure. Minor structural adjustments, such as the addition of a new column, were carefully implemented to maintain the integrity of the original design while improving layout efficiency.

Elevated Living
The Daroos Apartments facade blends form and function seamlessly, offering residents a modern, adaptable living space while contributing positively to the surrounding urban landscape.

Dynamic Facade Design
The facade features adjustable shaders that are meticulously engineered to provide residents with optimal control over light entry while enhancing the aesthetic dynamism of the building. These shaders adjust subtly with varying perspectives, introducing depth and movement to the building's exterior throughout the day.
