Could the access method be costing more than the repair itself?

It’s a question we think property teams and surveyors should be asking more often.

A high-level repair does not automatically mean scaffolding is the only option.

Depending on the building and the work involved, you could use:
• Rope access.
• Cherry pickers.
• Scaffold.
• Pole systems.
• Temporary access solutions.

Or, in some cases, a combination of several.

We call this Hybrid Access.

The idea is simple:

Look at where the work is.

Understand what needs to be done.

Then choose the access method that suits each part of the building.

Rather than choosing one method out of habit and making every repair fit around it.

Late summer is probably one of the best times to ask:

Is this building ready for autumn and winter?

Because once the heavier rain and stronger winds arrive, small maintenance issues have a habit of making themselves known.

So before the seasons change, we think there are four areas worth checking:

1. Roofs
• Look for slipped, cracked or missing tiles.
• Check previous repairs for signs of wear.
• Look around rooflights, flashings and other common weak points.

2. Drainage
• Clear gutters before leaves and heavier rain arrive.
• Check downpipes and outlets for blockages.
• Look for staining that could suggest water has already been overflowing.

3. Façades
• Check cracks, failed sealant and damaged coatings.
• Look closely around windows and other openings.
• Identify loose or damaged mortar before wind and freezing weather makes it worse.

4. Access
• Are roof access routes still safe and usable?
• Are fall protection systems within their inspection period?
• If something needs repairing this winter, do you already know how it can be reached?

That last one is easily forgotten.

Finding a defect is useful.

Finding a defect and then discovering there is no straightforward way to reach it can make a reactive job much harder.

Good building care is often less about reacting quickly and more about spotting what could become a problem before winter does it for you.

Is there actually safe access to the anchor point?

It sounds obvious, but I think this is something that can get overlooked when roof access is being planned.

You look at a roof, see anchor points installed and think:
“Great, there’s a safety system in place.”

But there’s another question to ask first:
How does the operative safely reach that first anchor point?

They may need to:
• Cross an unprotected section of roof.
• Pass close to an exposed edge.
• Navigate around rooflights or fragile areas.
• Move across a roof that has changed since the system was first installed.

The anchor point itself may be suitable.

But if someone has to put themselves at risk before they can connect to it, then the access route needs looking at too.

For me, roof access needs to be considered as a complete journey:

➡️ How does the operative get onto the roof?
➡️ How do they reach the system?
➡️ How do they complete the work?
➡️ How do they get back safely?

Not simply:
“Are there anchors up there?”

Sometimes an existing system may need another access method alongside it.

Sometimes a temporary solution may be more suitable.

And sometimes a particular route may not be suitable for the work at all.

A roof could have 10 anchor points.

That doesn’t automatically mean there are 10 safely usable access points.

Safe access to the anchor matters just as much as the anchor itself.

A reported leak turned into something more than a blocked gutter.

And finding it early helped protect the client from a much bigger problem.

At this residential property in Notting Hill, we were originally asked to investigate leaks and clean the guttering.

But once our team gained access to the roof, they found:
• Several damaged slate tiles.
• Defective lead lining that had started to slip.
• Areas that needed further water testing.

The building reaches between five and eight storeys, so access was one of the first challenges.

Rather than relying on one method, we combined rope access with a MEWP to get close to the areas we needed to inspect and repair.

That meant our team could:
• Photograph and map the defects.
• Clean and check the guttering and drainage.
• Measure and source replacement slate tiles.
• Replace the damaged tiles.
• Reinstate the defective leadwork.
• Water-test the roof, gutters and gullies once the repairs were complete.

Within two weeks, the guttering had been cleaned, the damaged tiles replaced and the leaks addressed.

And because the access, inspection, gutter cleaning and roof repairs could all be handled by one team, the client avoided having to coordinate several different contractors.

With autumn approaching, this is a good example of why we think small roof defects are worth finding sooner rather than later.

A slipped tile or failed section of leadwork can be easy to miss from ground level.

Until the water finds it...

After the summer we’ve just had, I never thought I’d be saying this…
But I’m actually hoping for some rain!

Farmers probably even more so.

We’ve had an exceptionally dry summer, but as we move into September and the wetter weather eventually returns, I think quite a few buildings are going to start telling us where the problems are.

Because a property can look absolutely fine during weeks of dry weather.

Then the first proper spell of rain arrives…

And suddenly:

A resident reports a leak

Water starts pooling around a window.

A gutter begins overflowing.

An old roof repair starts letting water through.

A small defect that nobody knew about becomes urgent.

The interesting thing this year is what the prolonged heat and sunshine may also have done to roofs that were already ageing.

I wouldn’t automatically blame dry weather for a cracked roof membrane.

But heat, UV exposure and existing wear can all play a part in how roofing materials age.

So there may be defects sitting up there now that simply haven’t had enough rain to expose themselves yet.

This is why I think September is such an important month for property teams.

You’re at that point where there is still an opportunity to inspect roofs, gutters and obvious weak spots before autumn turns into winter and every issue becomes reactive.

In my experience, the expensive part often isn’t the small defect itself.

It’s what happens when water is allowed to find it for several weeks or months.

Damaged ceilings.
Wet insulation.
Internal decoration.
Resident complaints.
Emergency access.

And suddenly a relatively small maintenance issue has become a much bigger job.

Is testing every 12 months or every 6 months?

A politician might say:
“It depends on how the eyebolt is being used.”

Spectrum says:
"Will the person be working in suspension?"

In other words, will the eyebolt be used for abseiling?

That one question helps determine the inspection cycle:

🔷 Eyebolts used for fall arrest may require inspection at intervals of no more than 12 months.
🔷 Eyebolts used for rope access or work positioning may require testing every 6 months.

Same type of anchor.
Different use.
Different action required.

But the inspection does not stop with checking the date on an old certificate.

For this project, our team:

1. Examined each eyebolt - We checked the parts for damage and made sure any external components were made from materials suited to possible corrosion.

2. Checked the tags - Identification and markings need to remain clear, so future operatives can understand when the anchor was last tested and what it can be used for.

3. Load tested - Using Hydrajaws equipment, each eyebolt was tested at the required force for the set period.

4. Considered the current requirements - This is where a detailed inspection matters.

An eyebolt may have met the rules in place when it was first installed, but updates to standards can change whether it remains suitable today.

That does not always mean rushing into the first replacement option.

Where an existing eyebolt can no longer be used, a portable anchorage may provide a safe temporary access method while a longer-term solution is planned.

Testing should not be a simple pass-or-fail exercise.

It should tell the property team:

• What is safe to use.
• What must be taken out of use.
• Why action is needed.
• What the practical next step should be. 🧐

That is how careful inspection turns regulation detail into a considered plan.

Here is an example of some brilliant work our team completed on Threadneedle Street in Central London.

We provided a range of timber repair services and redecoration works, via rope access over the course of 10 weeks.

The timber window frames needed extensive external restoration, an issue which the client needed to rectify quickly due to the amount of water damage being done inside.

This is a Grade 2 listed building on Threadneedle Street, known for The London Stock Exchange and The Bank Of England. Built in 1902, the impressive age and history of this property suggest the timber window frames were well overdue for some TLC.

Whilst timber frames can last 30-40 years, regular inspection as part of a planned maintenance programme should be done every 5 years.

The wood of the frames was rotting, soft to the touch in some areas, meaning rainwater was permeating through them into the property and causing staining and internal damage.

Blowman was on site for us working closely with the property manager to trace the source of the water ingress so we could put a stop to it.

Without our rope access skills, this external damage wouldn't have been spotted due to the height of the windows.

Our abseiling capabilities also allowed us to complete this work without impacting the heavy footfall below or obstructing the narrow pavements.

We fully replaced some areas of wood and repaired others using hand-mixable epoxy putty. This putty dries as hard as the original wood and can be sanded and re-painted alongside the original timber.

Investing in timely maintenance not only preserves the integrity of historic properties but also prevents costly damage in the long run.

How did Spectrum save this client £20,000 on their Section 20 works?

It's all about smart access.

We were selected for a 8-week project at this residential property in Kingston, to handle external maintenance and repairs. This included repointing, timber frame repairs, roof cleaning, and stone restoration.

The key to saving £20,000?

Avoiding scaffolding.

Instead, we used a mix of rope access and cherry pickers to reach tricky areas, especially around the steeply pitched roofs.

Thanks to our years of experience with these access methods, we not only delivered high-quality, cost-effective results but also kept the project on schedule - minimising disruption for residents and avoiding unnecessary costs like scaffolding.
