Reworking a London mews house from the inside out⁠
⁠
For this Central London mews project, the house was extensively reworked and a new basement level was added to create valuable additional space below ground.⁠
⁠
Basement extensions can be particularly effective in mews houses, where opportunities to extend outwards are often limited. Done well, they can significantly increase the usable floor area without changing the character of the mews streetscape above.⁠
⁠
The internal layout was then completely reconsidered to improve circulation, natural light and the way the different spaces connect, with the architecture and interiors developed together as one overall design.⁠
⁠
The finished interiors show just how much can be achieved within the relatively compact footprint of a traditional London mews house.⁠
⁠

A very different setting from many of our London projects, but the same considered approach to architecture and interiors.⁠
⁠
We’re currently developing the remodel, alteration and extension of a Caribbean cottage on the beautiful Golden Rock Estate in Nevis.⁠
⁠
The existing house has a wonderful relationship with its landscape, so the design is about building on that improving the layout, opening up the living spaces and creating a stronger connection between inside and out.⁠
⁠
In a climate like Nevis, architecture needs to respond naturally to its surroundings. Shade, ventilation, views, outdoor living and the choice of materials all become an integral part of the design.⁠
⁠
Our aim is to create a home that feels relaxed and contemporary, while still belonging completely to its Caribbean setting.⁠
⁠
A different location, a different climate but the same RBD approach: understanding the potential of the existing property and creating a home that works beautifully for the way it will be lived in.⁠

London Mews | Small streets, individual character⁠
⁠
Atherstone Mews in South Kensington is a lovely example of just how varied London’s mews streets can be.⁠
⁠
Its cobbled roadway and pastel façades in soft green, blush pink and white give it a distinctive, almost village-like feel, despite being right in the heart of London.⁠
⁠
Across the city, no two mews are quite the same. Some retain exposed brick and original coach-house proportions, while others are painted in bold colours or softened with planting, window boxes and climbing greenery.⁠
⁠
The character also changes from area to area from the elegant mews of Belgravia and South Kensington to the more eclectic streets around Notting Hill and beyond.⁠
⁠
Having worked on a number of London mews houses, we know that each one needs a different response. Compact layouts, limited natural light, planning constraints and conservation considerations can all shape the design, but they also create opportunities for highly individual homes.⁠
⁠
That combination of history, character and architectural potential is what makes London’s mews houses so special and why we continue to enjoy working with them.⁠

Restoring Gothic architecture in Ladbroke Grove⁠

This Ladbroke Grove house is a great example of the balance required when working with a distinctive period property.⁠
⁠
The aim was not simply to refurbish it, but to carefully restore the architectural character of the building while making it work properly for modern living.⁠
⁠
Original proportions, detailing, materials and the overall Gothic character all informed the design approach. Where new interventions were needed, they were handled sensitively so that the house retained its identity rather than feeling over-modernised.⁠
⁠
For us, the most successful period-house projects are the ones where the old and new sit comfortably together.⁠
⁠
This kind of work requires a detailed understanding of the existing building, conservation considerations, planning, structure and how modern services and interiors can be introduced without compromising the architecture.⁠

Behind the façade | Rebuilding a London mews house⁠

From the street, a mews house can appear relatively simple. Behind the façade, however, a major redevelopment can involve an extraordinary amount of architectural and structural work.⁠
⁠
For this Central London project, the original mews façade was carefully retained while the house behind it was substantially rebuilt and reconfigured.⁠
⁠
A new mansard roof was introduced to create valuable additional accommodation at upper level, while the internal structure and layout were redesigned to make much better use of the available space.⁠
⁠
Façade retention is a particularly interesting part of working with London mews houses. It allows the character and rhythm of the original streetscape to be preserved while providing the opportunity to create an essentially new home behind it.⁠
⁠
It also requires careful temporary works, structural engineering and construction sequencing particularly within the restricted access and close neighbouring conditions typical of a mews.⁠
⁠
Projects like this demonstrate just how much potential can sit behind a relatively modest frontage.⁠

Renovating a London apartment? The design is only part of the process.

With a prime Central London apartment, creating a beautiful interior is often just one part of a much more complex project.

Before substantial alterations can begin, there may be a number of different approvals to navigate particularly with leasehold apartments and properties within London’s historic estates.

Depending on the building and the proposed works, these can include:

• Freeholder consent and a Licence to Alter
• Estate approval
• Listed Building Consent or planning permission
• Building Regulations approval
• Party Wall requirements
• Approval for structural alterations, services or air conditioning

A Licence to Alter is separate from planning permission and can require detailed architectural drawings, structural information and coordination with managing agents, freeholder surveyors and legal teams.

It’s one of the reasons we consider these requirements from the very beginning of an apartment project rather than treating them as something to deal with later.

At RBD, we have extensive experience refurbishing and reconfiguring prime London apartments, including projects in Knightsbridge and Belgravia, and liaising with freeholders, managing agents and London estates as part of the approvals process.

A period house can have enormous potential, but understanding what is realistically achievable before you buy or before design begins can make a significant difference to the result, programme and budget.⁠

1. Planning, conservation & listed status⁠
Is the house listed or within a Conservation Area? What alterations have previously been approved locally? Listed buildings can be sensitively upgraded, but require a careful understanding of what should be retained, restored or adapted.⁠
⁠
Our Grade II listed Maida Vale project is a good example of historic architecture and contemporary living working successfully together.⁠

2. Extension potential⁠
Could the house be extended to the rear or side, into the roof or below ground? Additional space is not always immediately obvious.⁠
⁠
3. The existing layout⁠

4. Structure, trees & access⁠

A country house renovation is rarely about changing everything at once. Sometimes the best results come from allowing a home to evolve carefully over time.⁠
⁠
We have worked with the lovely owners across several of their properties over a number of years, and are currently continuing that relationship with the refurbishment of their country house, gradually adapting and refining it as their needs and the way they use the home have evolved.⁠
⁠
The latest phase has focused on making much better use of the existing building opening up the attic to create an additional bedroom, redesigning the internal staircase and reworking bedrooms, bathrooms and living spaces throughout.⁠
⁠
Rather than simply adding more space, the aim has been to make the whole house work harder: improving circulation, introducing more light and creating a better balance between the original character of the property and a softer, more contemporary interior.⁠
⁠
Outside, the transformation is continuing. New hard landscaping has completely reshaped the approach to the house, with the final planting now being introduced to soften the scheme and connect the architecture more naturally with its setting.⁠
⁠
For us, the most successful whole-house refurbishments consider architecture, interiors and landscape as one overall project rather than separate elements.⁠
⁠
It has been particularly rewarding to see this home evolve with our clients over the years.⁠

For this Knightsbridge mews house, the answer was yes.⁠
⁠
As part of a complete redevelopment of the property, we added a new mansard roof, creating two additional bedrooms and significantly increasing the usable space within the house.⁠
⁠
The internal layout was then completely reconfigured to improve circulation, bring more light through the property and create a better balance between living and bedroom accommodation.⁠
⁠
With mews houses, adding another level can make an enormous difference, but the success of a mansard extension depends on the individual property, its planning context, neighbouring precedents and the character of the mews.⁠
⁠
At Ennismore Mews, the additional floor was designed as part of the architecture from the outset, allowing the new accommodation to feel naturally integrated rather than simply added on.⁠
⁠
The result is a more spacious, practical home that works for modern family life while retaining the character of the original mews setting.⁠
