Mansion Blocks: Beauty, Complexity and the Work Behind the Scenes.

Mansion blocks are one of London’s architectural treasures, so it is understandable that these charming and characterful historic buildings require care, expertise and respect when it comes to renovation and refurbishment.

Over the years, we’ve encountered all the unique challenges which mansion block apartments present, from the intricacies of the Building Safety Act, to modernising them for comfort, energy efficiency, and style.

Design-wise, it’s about respecting what’s already there while updating homes for today’s ways of living. From insulation and ventilation upgrades to modern comfort and sustainability, our team has proven expertise in complex mansion block regulations and knows how to sensitively bring these iconic homes into the present, without losing their past. We also felt inspired to create nomoregas.org (link in bio), a guide to phasing out fossil fuels in older homes, with a focus on electric underfloor heating, smart water cylinders, internal insulation, and new ventilation systems.

Done well, a mansion block retrofit is a mix of preservation, innovation, and calm project management. It’s hard work, but the results for your home and the environment are well worth it.

Our clients loved their home, an early 20th-century semi-detached with local listing status - but space was tight, and the layout didn’t work for how they lived. They wanted better connections to the west-facing garden, more space to host family and friends, and room to grow. Remaining unconvinced by a wide-open ground floor where everything blurs together, we decided on the idea of our Narrative Open Plan concept. Jointly, we opted to create open layouts that still have rhythm, direction and quieter spaces. Places where people can be together without being on top of each other. Where the layout makes sense of movement, light and use over time.

In this project, we designed a large extension as a group of connected pavilions - each one shaped around how the family lives, and each one with a slightly different feel. They step down with the garden, forming a series of rooms and thresholds, places to be busy or quiet. It’s open, but not empty; connected, but not flat. We’re using the shape of the land and the character of the existing building to create something layered, calm, and ready for the next chapter.

Excellent progress is being made at our Twickenham project, which consists of a ground-floor rear extension and remodel of a two-storey end-of-terrace house.

Our client’s vision was to enhance the sense of openness and continuity with the rear garden. This ground floor layout provides a secondary access point to the rear street - a quieter, more discrete entryway that acts as a threshold, subtly filtering the transition between the two worlds outside the house (The busy urban from the front of the house and the calm peregrinations from the rear).

The use of wood throughout the extension not only reduces the carbon footprint but also creates a warmer, more inviting home, reinforcing a sense of calm through simple yet thoughtful design. Meanwhile, the existing house is undergoing insulation upgrades and the installation of a new heating system powered by a heat pump, significantly improving its energy efficiency.

Spurstowe Studio & Cooperation

The way our office was brought together with was a form of cooperation and a way to demonstrate that professionals should and could find more ways of improving their lives, their companies, and their position in society. The people who share the space can purchase shares proportionally to their desks and this exchange of shares is done without making a profit on others. Oddly, this is one of the aspects of the project that interests us the most now. Is there a way for professionals to join forces and build the workplaces they need for their companies?

Colour

“Colour is one of the oldest architectural design elements - colourless architecture does not exist.”

We are advocates of joyful bold colour. At The Spider we used a deep red to highlight a new three-legged steel structure which unified the space, and also a bright yellow to showcase an old fireplace.

We selected a bright yellow for the ceiling and wall paint in the entrance of The Boat & Pavilion which allowed the natural North light to reflect off the wall and ceiling to create a warm atmosphere.

Our client at Peckham Glass Box chose a rich cobalt blue to create focal points in the large open plan kitchen. The colour is particularly striking within the glass box itself, surrounded by the sky and garden.

Loop House: A Client’s View

Our clients are always at the centre of the process. We design with them, not just for them. That’s why it means a lot to heard from them after the work is done, when the home is fully lived in, and they’ve made it their own.

Here’s what the family at Loop House had to say: “Unagru understood what was important to us from our first meeting and they designed a house that we all love. The house was looking tired, it was closed off and dark. Now it is open and filled with light. The open plan space is divided with the clever us of striking portals. This allows the house to have a lovely flow whilst also retaining defined areas. Loop House is playful and joyful, and we feel very lucky to call this our home.”

Visiting this project now, it feels exactly like what we hoped: open, welcoming and full of life.

Enfilade

Nestled in the heart of London and within a stone’s throw of Old Brompton Road in Earls Court, Coleherne Court apartment block was constructed in the early 1900s from red brick and Portland stone and is famous for being Princess Diana’s pre-marriage residence.

One of Coleherne Court’s most enchanting features is its private communal gardens, meticulously maintained by the building’s residents. Upon collaborating closely with our clients, we reconfigured the layout of the flat to create a seamless and flowing sequence of living areas that embraced the tranquil beauty of the gardens outside.

This project truly ignited our passion for renovating Central London Mansion Blocks, having successfully completed two projects in Coleherne Court and several others around London, and we are proud to say that all of our dedicated team members have now undergone specific training on the new Building Safety Act conditions for domestic projects in mansion blocks.

Mansion blocks are also the ideal testbed for our research in alternative energy engines. Nomoregas.org our alternative heating information platform, was created specifically to avoid installing gas boilers in apartments where heat pumps are impractical.
