A test for a new build house in a restricted rear yard in a conservation area. We tried to keep the open feeling of the rear yard by incorporating a courtyard and front and rear open amenity spaces into the design without over cramming the site. The sunken GF level allows for the total height of the proposed building not to overwhelm the neighbours. The main elevation follows the lines of the adjacent property. The main FF volume is detached from the neihgbours' allowing the proposed structure to 'breath' in its surroundings. A green roof complements the design and minimises the impact on the views from the neighbours.

From Render to Reality - the 3D BIM model helps the contractor and the various subcontractors assess the complexity of the design early in the process and make sure that the end result follows our expectations. Also through the collaborative nature of the whole process we can solve any compatibility issues or clashes between the various disciplines and avoid unnecessary and unsightly boxing, misalignments etc

Sustainable Thermowood pine cladding, heat treated for external use, edges sealed with end grain preservatives and exterior grade stain for the C24 framing of the pergola. Pergola structure calculated properly by the Structural Engineer. Porcelain paving on permeable bedding, with permeable grout -and a secondary drain system for unexpected excessive rain- draining whatever we threw at it. Triple glazing for the rear extension (skylights included) and target u-values of 0.11 for the roof and 0.16 for the walls, the UFH system working on minimum setting heats up the whole house over 3 storeys, no condensation on the interior, everything seems to be working as intended/designed!

A bioethanol fireplace separates the dining/workplace and living areas, framing the views rather than blocking them. Lined with heat resistant Dekton slab leftovers from the kitchen, making full use of the material on site. The fireplace working at maximum, produces heat approx 3KW making it a secondary heating source that can heat almost the whole of the fully insulated (above regs) and well ventilated Ground floor. Placed at the table height, it feels like a mental extension of the dining table and creates a focal point for both the dining room and the living area.
