Last Thursday, the government published the Fairer Private Rented Sector white paper, which, among other things, promises to end 'no-fault' evictions, previously permitted under Section 21 of the 1983 Housing Act, currently the single biggest cause of homelessness in the UK.

It will also set out proposals to force private landlords to improve the quality of 'unsafe' homes, by removing damp, dirty and unfit components that put tenants' health at risk.

The number of affordable homes started in the capital jumped significantly by 40 per cent in the year to March, according to latest statistics.

Figures released by the Greater London Authority show that work started on 18,722 affordable homes in the capital between April 2021 and March 2022, compared with 13,318 the year before.

The number of affordable homes completed across London also rose last year, with 10,252 recorded in 2021/22, up from 9,051 homes the year before. This is the highest level of completions since Sadiq Khan was elected mayor and more than double the record low of 4,881 homes completed in the last year of the previous mayoralty held by Boris Johnson in 2015/16.

If you want to be certain that your building's existing use is lawful for planning purposes or that your proposal does not require Planning Permission, you can apply for a 'Lawful Development Certificate' (LDC).

It is not compulsory to have an LDC but there may be times when you need one to confirm that the use, operation or activity named in it is lawful for planning control purposes. These can be applied for through your Local Planning Authority.
