Building work usually means strangers in your house for a year.

At Clapham it meant one in-house team, known by name from the first day to the last. No unknown faces on site and no chasing for updates.

The client had never run a building project before. Her verdict: it was easy to be a client and have faith in it being done.

The design came from . The delivery, and every relationship on site, was ours to look after.

Exceptional homes, built by exceptional people.

Queens Park. First fix is nearly done.

The exposed brickwork has been repointed by hand and kept as a full-height feature wall, Velux rooflights are going into the staircase, and the piece everyone stops at is a perforated steel staircase, made with Metalworks London.

Natural light will drop the full height of the house onto floor-to-ceiling brick. Getting there took the client, the architect and the fabricator working as one team from the first drawing.

The staircase goes in over the coming months. Follow the build.

Quality on site starts long before anyone lifts a tool. It starts with who supplies it, and on what terms.

Meet Helena. She joined Hawksmoor as Office Manager and now leads our procurement, looking after supplier relationships, purchasing and cost optimisation across the business.

Proactive, organised, and one of the reasons every project starts from a position of strength.

Craft, process, people.

The real test of a build is not handover day. It is what the house looks like three years later.

We went back to Clapham to see Louise, whose family home we handed over nearly three years ago. Barely a crack to be found, and the house still fits a family that has grown up inside it.

Exactly what they wanted, exactly as planned, and still looking the way it did on day one.

More from this project over the coming weeks.

Hampstead II. A progress update from Dan, our project manager.

The M&E package is complete, with consultants due on site later this week.

The focus on this one is thermal performance. Glazing, wall linings and the full envelope specified so the house holds its warmth without working hard for it.

Out the back, Janelle is excavating for the retaining wall footings.

The finish out here will be Portland stone. Worth every wheelbarrow.

We work closely with the architect and the client so the house they imagined is the house they get.

Building excellence as standard.

Meet Simon Martin — Commercial Director.

The commercial side of a project is where quality is quietly won or lost. Cut in the wrong place and it shows up two years later, in someone's home.

Simon brings over twenty years in construction with specialist expertise in super-prime residential, covering cost planning, procurement, contract negotiation and delivery.

His remit is to make the numbers work without the standard moving.

It's why our clients get certainty on cost and on craft, not a trade-off between them.
