Why some extensions look like they were always part of the house… and others look bolted on.

Here's the part of an extension most homeowners don't think about until it's too late.

You're not just adding a new room.

You're joining a new structure to an existing house.

And that connection has to work.

The roof needs to meet the existing building properly.

The new windows need to make sense with the house.

The proportions need to feel right.

The materials need to work together.

And the transition between the original house and the extension needs to look intentional.

The Chine: A period home reopened to the light in Winchmore Hill.

The family loved their period home, but the rear no longer worked for the way they lived.

They wanted more light, better family space and a stronger connection to the garden.

Without losing the character that made them love the house in the first place.

Before you start looking for a bigger house, look up.

That sounds almost too simple.

But think about it.

Your house might already have the extra floor you've been wishing for.

It's just being used to store things you forgot you owned.

Meanwhile, downstairs, life keeps changing.

The children need more space.

Working from home becomes permanent.

The one kitchen decision you really don't want to get wrong.

Most homeowners spend hours choosing their kitchen doors, worktops and appliances.

But there's one decision that can make all of those choices work brilliantly together — or make the finished kitchen frustrating to live with.

The layout.

A kitchen can look incredible in a showroom and still feel completely wrong in your home.

Maybe the island is too close to the cabinets.

Maybe there's nowhere sensible to put the appliances.

Maybe the lighting isn't where you need it.

Behind every photograph is a completely different building challenge.

Look at the projects behind Matt.

They might all look like beautiful finished homes now.

But none of them started that way.

One house needed more usable kitchen space.

Another needed to make better use of the roof.

Another needed a completely different relationship between the existing house and the new space.

And then there are the things you don't see in the finished photograph.

Existing walls.

Structural work.

Drainage.

Access.

Levels.

The little surprises that every existing house has a habit of keeping hidden.

That's why we don't believe in simply copying what worked on the last project.

Your home isn't the last project.

Your family isn't the last client.

And the way you want to live in your home isn't the same as anyone else's.

Here's what you don't see in this loft conversion

Most people will look at this and see a nice dormer with three windows.

A builder sees something completely different.

We see a roof that has had to be opened up.

We see structure that has to carry the new space.

We see insulation that has to fit into a limited roof build-up.

We see a staircase that had to work somewhere inside the existing house.

And on the outside, we see all the little details that determine whether the dormer looks like it belongs there or looks like a box that's been dropped onto the roof.

Even something as simple as these three windows involves a decision.

Too small?

You lose light.

Too large?

The dormer can start to dominate the elevation.

Wrong position?

The internal layout suffers.

Then there is the cladding, the roof junctions, the drainage and all the detailing that most people won't notice once the job is finished.

And that's actually what good building work should do.

Hide the difficult stuff.

The homeowner gets the extra room.

The natural light.

The space.

The view.

They shouldn't have to think about everything underneath it.

More space isn't the only reason to extend your home. The way that space works matters more.

The 2026 UK data shows that homeowners are still actively planning renovations, with 46% planning to renovate. Houzz also found that 51% of kitchen renovations involve changing the kitchen's size.

And when homeowners are adding space, the conversation isn't just about making the footprint bigger.

It's about bringing more natural light into the room, creating a better connection with the garden, choosing the right glazing and making the new space work for everyday life.

This extension is a good example. The rooflights bring daylight in from above, while the large glazed doors open the kitchen and dining area towards the garden.

FAQ: Is a loft conversion cheaper than moving house?

If you're thinking about moving because you need another bedroom, don't compare the two options using house prices alone.

A typical 30m² dormer conversion is around £50,000 based on current 2026 cost guidance.

But that's a benchmark, not a quote.

The actual cost can change depending on the roof structure, size, structural work, access and specification.

Moving has costs too.

Estate-agent fees.

Legal costs.

Removal costs.

And potentially property purchase tax when buying another home.

So is a loft conversion cheaper?

It can be.

But it isn't automatically.

At Fir Tree Build, we think the more useful question is:

“What is the most sensible way to get the space you actually need?”

If you need a completely different location or substantially more space, moving might make sense.

But if you love your home and simply need another bedroom, it's worth finding out what your loft can realistically accommodate first.

And there's another thing to check.

In England, some loft conversions can be carried out under permitted development, but only if they meet specific limits and conditions. Building Regulations approval is still required for a liveable loft conversion.
