Five acoustic complaints we get called about most, and what fixes each:

- "Office is echoey" - high-NRC ceiling (0.85+), not wall panels
- "We hear the meeting next door" - upgrade wall to Rw 55+ OR extend wall to soffit with high-CAC tile
- "Kitchen sounds like a train station" - hygiene-rated acoustic tile solves 80% of it
- "Footsteps overhead" - impact sound, fix is floor above or isolated ceiling below
- "HVAC louder than conversation" - not our problem, flag to M&E design

Right diagnosis, right fix, no retrofit.

Three acoustic numbers, three different jobs:

NRC - how much sound the tile absorbs inside the room (high = less echo)
CAC - how much sound the ceiling blocks between rooms above the tiles (high = no bleed-through)
Rw - how much sound the wall blocks (Rw 45 standard, Rw 55+ for private rooms)

Most acoustic problems are the wrong number in the wrong place.

Acoustic performance is not an aesthetic upgrade. It is a commercial spec.

Four reasons clients care:

1. Productivity. Speech from adjacent desks is the biggest concentration killer in open-plan offices.
2. Retention. Restaurants that echo lose repeat bookings. Meeting rooms that echo lose credibility.
3. Compliance. Approved Document E for dwellings, BB93 for schools, HTM 08-01 for healthcare all set minimums.
4. Post-handover complaints. Retrofit costs three or four times what the spec fix would have been.

If any of this matters, acoustic belongs on page one of the brief, not page fifteen.

Three things a dry-lined partition does that a blockwork and wet plaster wall cannot:

1. Goes up in a day or two, not a week. Programme matters on a live fit-out.
2. Runs services first fix inside the void. Cabling, data, pipework, all boarded over. Try running cable through a solid wall.
3. Moves. Take it out, reposition it, reconfigure the floor plan. A dry-lined wall lets you do that. A block wall doesn't.

Three reasons modern commercial fit-outs specify dry lining.

Signs your partition is telling you something:

- Hairline crack across the head that only shows when the sun hits it a certain way
- Hollow sound where there should be a stud
- A socket that has been drooping since the last IT refresh
- One end of the corridor sounding different from the other
- A door that binds against the frame in July but not in January
- A wall you can feel move if you lean on it

Twenty years in, we have fixed every one of these.

If any of this sounds like your building, give us a call on 0204 572 0878.

When does a client call a dry lining contractor? Eight common triggers:

1. New commercial fit-out
2. Office reconfiguration
3. Change of use (warehouse to office, retail to clinic)
4. New tenant fit-out
5. Wet room installation (kitchens, bathrooms)
6. Fire compliance upgrade (post-BSA)
7. Acoustic complaint (echoey rooms, voices carrying)
8. Emergency contractor support (existing subbie stalled)

Deflection heads. The partition detail that decides whether your walls crack in year two.

Buildings move. Slabs deflect. Steel frames flex. Concrete dries out. A rigidly fixed dry-lined partition takes all that movement through the finish coat, and the wall cracks along the head.

A proper deflection head detail lets the soffit move independently of the partition. Deeper head track, studs sitting loose in the track with a movement gap, board detailed to a slip joint at the head.

Skipped at design or on site: cracks appear at six months and no filler fixes them.

Which plasterboard for which wall? A working guide:

- Standard 12.5mm: office partitions, standard use
- Moisture-resistant (MR): kitchens, bathrooms, plant rooms
- Fire-rated: compartment walls, escape corridors (in a tested assembly)
- Acoustic (SoundBloc): where Rw ratings matter
- Impact-resistant: hospital / school corridors, public areas
- Vapour-control: external partitions, condensation control

Pick the board for what the wall does. Wrong board in the wrong zone costs more to rip out later than to spec right first time.

What is inside a modern dry-lined partition? Six layers:

1. Head and floor track
2. Metal studs (C-studs at 400 or 600 centres)
3. Services first fix (electrical, data)
4. Insulation (mineral wool or glass wool)
5. Plasterboard (standard, moisture, fire, acoustic, or impact)
6. Tape and jointing to the specified finish level

Painted, the wall looks like one surface. What is behind it decides how it performs.

Why do modern commercial fit-outs use dry lining and metal stud partitions instead of blockwork and wet plaster?

Six reasons:

1. Speed. Up in a day or two vs a week for blockwork + render + skim.
2. Weight. A fraction of the load on the floor slab.
3. Services first fix. M&E runs inside the void.
4. Flexibility. Move, remove, or reconfigure without a demolition contractor.
5. Acoustic performance. Tested assemblies outperform a solid wall on airborne sound.
6. Fire rating. 30, 60, 90 minutes to Approved Document B without the weight.
