Part two in Edgware, and this set does the walk that catches most projects out: from the terrace round to the front door.

At the back the wall opens twice, and both openings are bifolds.

One runs the full width of the living room, with the panels stacked out of the way against the brick.

The other reaches the kitchen and folds back around the corner, so there is nothing left standing in the corner at all.

Step back and the elevation is glazed on three levels: the two openings, the slim letterbox windows set into the brickwork, and the dormer at the top.

From directly above you see the part nobody photographs, a large flat rooflight with a smaller one beside it and a fully glazed roof over the extension below.

Then you walk round to the front, and nothing changes: same aluminium, same frame colour, same detailing, down to the glazed panels either side of the front door and the roof windows in the tiles.

Every opening in this house came from one glazing team on design, supply and installation, which is why the front and the back read as one project.

Glass in one wall only gets you so far into a deep extension.

This project in Edgware is glazed on more than one plane.

The garden wall slides fully back and the same stone carries straight on outside.

There is also a lantern in the roof and a flat rooflight further along, so the depth of the plan never sits in shadow.

In the kitchen the window folds out over the worktop and turns the sink run into a serving hatch onto the terrace.

None of that works when three different suppliers are guessing at each other’s tolerances.

A second room should not cost you the light in the first one.

A stud wall here would have given the bedroom its privacy and taken the daylight off everything behind it.

Instead the divide is a floor to ceiling glazed screen, made to the opening rather than to a catalogue size.

Clear panes keep the light moving through the flat, and satin glass sits where the bed needs cover.

The two sliding panels close the room off at night and take up no floor space when they are open.

The frame was finished in a soft light shade rather than the usual black, so it sits with the plaster and the oak instead of cutting across them.

In a Conservation Area, a plastic window on the front elevation is refused almost as a matter of routine, and timber, detailed properly, is what gets signed off.

Where an Article 4 Direction applies, permitted development rights are gone and your replacement has to go past a planning officer before anything is fitted.

Plastic tends to fail on three visual points: the frame reads too thick, the surface too glossy, and the profile sits too flat against a period elevation.

Timber passes when the detail is right, with glazing bars often under 18 mm, sash horns reinstated and the external profile matched to the original.

Performance is not the trade-off people expect, because vacuum glazing is around 8 mm thick and fits a slim historic sash where a modern sealed unit will not.

At the rear the rules usually loosen, and on an interwar house that originally had slim steel windows, Heritage 47 steel-look aluminium is often accepted.

What decides more applications than any of it is what you put on paper.

A heritage statement and section drawings at 1:5 show the officer exactly what they are being asked to approve.

A loft landing with a gable ceiling is where most suppliers stop and offer you a square opening.

The usual answer is a standard frame with a boxed panel filling the triangle above it.

You lose the height, and the shape of the roof disappears behind plasterboard.

Here the frame was made to the exact angle of the apex instead.

Three bays, full height glass, and one leaf that opens in the middle.

Open or closed, the beams read as one line from the landing into the room behind.

That is what bespoke actually means. The opening decides the shape, not a catalogue size.

Anthracite slim sliding doors. Rear extension. 20mm frame. 🏡

The garden looks like it’s already inside, and the doors are closed.

That’s the point of a 20mm interlock: the frame almost disappears, so the view doesn’t stop at the glass. You get the garden in the room, not a window onto it.

Most rear extensions end up with a door that reminds you there’s a boundary. This one removes it.

Your brand new sliding doors sweat every morning, and it is almost never the doors that are at fault.

Here is what is really happening. Aluminium is a brilliant heat conductor, so the frame edge runs cold.

Warm, humid air from inside your home meets that chilled edge and condenses into water.

Those droplets are not a leak.

They are moisture from your own rooms settling on the coldest surface.

It is worst in the first two years, while fresh plaster and screed dry out and release litres of water.

A basic glazed unit with an aluminium spacer bar makes it almost certain.

Two things fix it, and neither is a new door:
- A warm-edge spacer, which keeps the glass perimeter closer to room temperature.
- A ventilation plan, so trickle vents and an extractor pull the damp air out before it reaches the glass.

Get both right at the quote stage and the morning damp never starts.
