Bathroom and ensuite. The client wanted a powerful rainfall shower in each, running well.

The existing boiler and system simply couldn’t deliver the flow and pressure for that — especially with both running at once. You can fit the fittings, but they’ll dribble rather than perform.

Doing it properly meant upgrading the system — extra cost the client hadn’t planned for.

We explained there was no point fitting premium showers the system couldn’t supply. They’d spend the money and be let down every morning.

They felt it’d ‘probably be fine’ and didn’t want the added cost.

We won’t fit showers we know will underperform and then carry the blame.

Rear extension, good budget, straightforward enough on paper.

The client wanted to start before the building control side was sorted — get going now, ‘sort the paperwork later.’

We couldn’t.

Building control inspections happen at set stages — foundations, structure, and so on. Skip or rush them and the work isn’t properly signed off, which comes back to bite when you sell or when insurance is involved.

Another firm was happy to crack on and deal with it later. The client went with them.

The certificate at the end isn’t a formality. It’s the proof your extension is legal and safe.

Terraced house, good budget. The client wanted to start quickly.

The neighbours hadn’t been told about the work yet — and on a shared wall, that’s a problem before it’s even begun.

A party wall agreement isn’t optional here. The neighbours need to be informed and in agreement before day one. Skip it and they can legally stop your build mid-job, scaffolding up and roof open.

The client wanted to start and ‘sort the neighbours if it came up.’

We weren’t willing to begin a job that could be halted three weeks in.

So we walked.

Three firms quoted. We weren’t the cheapest, and the client told us so.

So we showed them why.

Our quote had the structural calculations, the steels, the building control fees and a contingency — all itemised.

The cheaper quotes had some of that missing and the rest buried in vague wording.

Not because those jobs didn’t need it. Every loft like this does.

We can’t take necessary work off a quote and call it a discount.

They went cheaper. We’ll probably never know how it ended — but we know what was left off the number that beat us.
