Can a Thermal Camera Find a Water Leak Under Concrete?

Yes—but there's an important difference between finding the leak and seeing through the floor.

During this investigation in Barnet, the homeowner suspected a hidden cold water leak beneath the concrete floor.

We started with thermal imaging before carrying out any intrusive work.

The thermal camera didn't see the pipe beneath the concrete.

Instead, it detected temperature differences on the floor surface caused by the hidden water leak affecting the surrounding concrete.

Directly underneath, we found a leaking 15mm plastic cold water main pipe.

Yes—but there's an important reason why.

During this investigation in Richmond, we used a thermal camera to follow the route of the heating pipes beneath the floor before carrying out any further testing.

Many people believe a thermal camera can see through floors or walls.

It can't.

What it actually detects is heat.

As warm water flows through the heating pipes, some of that heat transfers into the floor above. The thermal camera detects those surface temperature differences, allowing us to map the pipe routes without lifting the floor.

This gives us valuable information before deciding whether additional leak detection methods are required.

From carrying out hundreds of investigations, we've found thermal imaging is an excellent first step because it helps us understand how the heating system is laid out while keeping disruption to an absolute minimum.

Can Hydrogen Tracer Gas Show That Your Boiler Pressure Loss Isn't Caused by a Hidden Pipe Leak?

Absolutely—and that's one of the biggest advantages of proper leak detection.

The customer contacted us because the boiler kept losing pressure and required frequent topping up.

Previous opinions suggested there was a hidden heating pipe leaking beneath the floor.

Before recommending any excavation, we carried out hydrogen tracer gas leak detection.

The result?

No hydrogen escaped from the heating pipework anywhere in the property.

That meant the hidden pipes weren't leaking.

Instead of stopping there, we continued investigating the boiler itself.

The real fault was a failed expansion vessel.

When an expansion vessel fails, it can no longer absorb the increase in water volume as the heating system warms up. The pressure rises too high; the pressure relief valve opens and discharges water outside the property. Once the system cools, the boiler pressure drops and the homeowner has to keep topping it up.

It feels exactly like a hidden heating leak.

But it isn't.

Replacing the expansion vessel solved the problem without lifting a single floor.
