Landlord renovations - As well as ensuring compliance with both LTA and RRA legislation, we have seen an increase in private Landlords looking to increase the value of their existing portfolio through renovation and extension.

On this project, our client (a private landlord) decided to add value by increasing floor area through the addition of a single storey extension, upgrade and increase the size of the kitchen and introduce a ground floor WC.

As part of the project existing suspended floors to the rear of the property that were suffering from damp rot were replaced.
Existing floors stripped out. Floor cavity thoroughly cleaned and all air bricks cleaned to ensure good ventilation. Chemical damp course injected. New suspended floors installed with PIR insulation.

Fit out works. Our client, a commercial landlord, needed to make some alterations to this office space to accommodate the needs of an incoming tenant.

Whilst not a particularly large or complex project, timescales were tight with all works needing to be completed within the space of a week.

Floors, ceilings and services were altered to accommodate the construction of two new partition walls (fire & acoustic rated) with FD30 fire doors. All decorate to match the existing colour scheme.

Works were undertaken out of hours so as to cause minimal disruption to the building occupants.

Concrete repairs and lintel replacement.

A wise person once said “Everyday’s a school day” and we certainly learnt something new on this repair job.

Our client had noticed both horizontal and vertical cracking to concrete lintels and beams at their home and asked us to investigate and repair.

It was fair to assume that the vertical cracking was due to settlement and the horizontal cracking and jacking was due to reinforcement bar corrosion. What we didn’t anticipate was that instead of using reinforcement bar, the original builder had opted to use mild steel conduit to reinforce their ring beams 🤯

This meant that both the structural damage and subsequent repairs were far greater than originally anticipated.

We carefully removed all corroded steel conduit and throughly cleaned the areas to be repaired. New reinforcement was installed and embedded in epoxy resin. Ready to receive concrete repairs. Using concrete repair mortars and primers.

In addition to the concrete repairs we also supplied and installed a bespoke concrete lintel above a doorway where a previous defected lintel had been removed and poorly repaired by others.

All in all an interesting and satisfying little project with plenty of lessons learnt.
