Hometrack UK House Price Index July 2026:
• Higher mortgage rates and political uncertainty have driven a sharper than usual summer slowdown
• Sales agreed are 9% lower in July than last year
• House price inflation has slowed to 1.3%, from 1.7% a year ago
• 30% homes listed for sale in Q2 still unsold and no price reduction
• The average UK home has gained £3,400 this year from +£7,100 in the North West to -£3,270 in London
• Sales agreed lower across 75% of country
• More homes for sale adds to negotiating power for buyers
• Zoopla expects a pickup in activity from September, provided mortgage rates hold steady
• UK average house price is £272,800
• Liverpool ave price is £171,000 up 3.7% from June 2025.
