Buying a house? Don't overlook the electrics. ⚡

An older fuse board and dated plug sockets can be clues that the electrical installation needs checking. A building survey can highlight concerns, but a qualified electrician is needed to assess the installation and confirm whether a rewire is required.

This timber is literally turning to dust.

During a building survey in Wales, we found signs of woodworm, timber deterioration and frass within the basement. With the timber significantly weakened, replacement with a structurally designed lintel was recommended.

A high moisture reading doesn’t always mean damp.

During this damp survey, elevated readings led to a calcium carbide test to help determine the actual moisture content within the masonry, rather than relying on a moisture meter reading alone.

The investigation also highlighted how poor ventilation, modern materials and a lack of air circulation can contribute to moisture problems within a property.

Buying a property with spray foam insulation?

Closed-cell spray foam can make it harder to assess the roof construction and, depending on the circumstances and lender, may affect mortgageability.

In this inspection, the exposed roof timbers were currently showing no signs of deterioration, but moisture getting beneath the roof covering could potentially become trapped by the spray foam. If you find spray foam during a property purchase, get the roof assessed and seek advice from a suitably qualified surveyor.
