After spotting cracking along the elevation of this property, our surveyor investigated the drainage to see if there could be an underlying cause.

The inspection revealed standing water, restricted flow, cracked pipes, holes and displaced joints.

Defective drainage can allow water to escape into surrounding ground and, in some circumstances, contribute to ground movement and structural cracking.

Your windows could be a security risk without you even realising it.

Surveyor Noted:

All of the external windows appear to be first generation uPVC double glazing, these are externally beaded. There is a security/intruder risk. You may need to confirm that your insurance policy is sufficient to cover this. To reduce this risk window frames would need to be replaced as soon as it possible.

Part 2 - After finding staining, mould, cracking and high moisture readings inside the porch, we looked at the external walls for potential causes.

The render runs right down to ground level, meaning rainwater can splash onto the wall and potentially bypass or bridge the damp proof course.

The DPC should generally have around 150mm of clear separation from ground level, but here the render covers that area.

Sometimes the defect you see inside starts with something much simpler on the outside.

The inside of this porch was telling us something wasn't right.

We found paint deterioration, staining, mould, cracking and high moisture readings, all signs that moisture was getting into the wall.

But spotting the defect is only half the job...

So where is the moisture coming from?

That's where we do our best to investigate in Part 2, looking at the outside of the porch and some of the potential causes.

Surveyor Noted:

As reported, external wall insulation with a rendered finish has been applied to the front and rear elevations. Concern has been expressed about the merits of such claddings as they have been known to cause damp pe*******on and condensation internally. Additionally, the durability of the fixing method is unpredictable. The installation of this cladding is likely to have required Building Regulation consent and you should obtain details together with any available long-term guarantees. Removal of the cladding may cause damage to wall surfaces beneath.
