Mould gets cleaned off. Tenants change. Memories differ. What survives all of that is a dated, referenced photographic record inside a formal report.

We have had landlords tell us the photography pages ended a dispute on their own, before anyone got as far as reading the findings.

It means when somebody queries a finding six months later, you can point at the exact image that supports it rather than scrolling through a folder on a phone trying to remember which wall was which.

A mould remediation plan, grouped by what it actually fixes.

Ventilation measures in one place. Heating and thermal improvements in another. Structural repairs separately again.

Grouping it this way lets you see what is a quick win and what is a capital job, and it lets a contractor price each part properly instead of guessing at a lump sum.

Wiping the mould off is not on the list. That is cleaning, and it is not remediation.

Ask yourself how a free damp survey pays for itself.

It does not, on its own. It pays for itself when it produces a treatment order. Which means the visit has a commercial reason to find one.

We charge for the survey because the survey is the product. That has one consequence worth understanding.

We can write "no remedial works required" and still have done our job. A company that only earns on the treatment cannot easily write that sentence.

A mould risk assessment sets out how serious the growth is, what is driving it, and what that means for the people living there.

It is written to be understood by a landlord, an agent, a tenant or an environmental health officer without any of them needing it translated.

If a report needs interpreting before anyone can act on it, it has not done its job.

The risk assessment page is the one people read first.

It states the hazard category, explains the reasoning, and sets out the conclusion in plain terms. No hedging, no "may possibly indicate".

If a property scores as a serious hazard, you need to know that clearly and in writing. If it does not, you need that in writing too, because it is just as useful when somebody claims otherwise.

Keep structural timber wet for long enough and it stops being structural.

Fungal decay needs sustained moisture. Give it that and the timber loses its strength, at which point you are no longer dealing with a damp problem. You are dealing with a structural one.

The places we check are the ones nobody looks at. Joist ends built into damp external walls, hidden under the floor. Skirtings and door frames, which soften first where a wall is holding water. Roof timbers, where a slipped tile or a blocked gutter has been quietly feeding the problem for a couple of years.

By the time it is visible from the room, it has usually been going a while.

Condensation mould and structural water ingress can look identical on the wall.

They are not the same problem, they do not have the same fix, and guessing between them is how people spend thousands on the wrong work.

Surface temperature, relative humidity and dew point separate them. Those readings are taken in every affected room and printed in the report, so the remediation plan is built on measurement rather than assumption.
