Welcome to The Meadows in Leasingham, one of our latest development sites.

The project consists of eight executive homes, with work taking place at different stages across the development.

We’ll be sharing a closer look at the individual plots and the work that goes into bringing each property through to completion.

Progress inside the Old School project in South Kyme. 🏗️

We’re converting the existing outbuilding into a self contained annexe and double garage.

The annexe will include a kitchen and living area, patio doors opening onto the garden, a bedroom and an en suite. The adjoining space will become a two bay garage with a separate storage workshop.

Most of the structural steelwork and goalpost frames are now installed, with one final steel section required before the roof trusses can go on.

The biggest challenge on site at the moment is the changing weather.

Planning brickwork becomes difficult when the forecast can change during the morning. If heavy rain arrives at 10 or 11 o’clock, the team may not have enough dry time to complete a worthwhile section of work.

We’re monitoring the conditions, adjusting the schedule and doing everything possible to maintain momentum. The priority now is to keep the project moving and get the buildings watertight before winter.

A closer look at the latest progress on Plot One at Deepdale Drive.

The first bungalow is taking shape, with the walls up and the main roof structure now clearly visible.

These wider views show how much the plot has changed since the early foundation and blockwork stages and give a better sense of the finished bungalow’s size and layout.

Hayley will be responsible for supporting the day-to-day management and smooth operation of the business, working closely with Lee, site teams, subcontractors, suppliers and clients.

Hayley is going to be a massive asset to the LME team with a lot of experience! We are very excited to welcome her! 👷‍♂️

October progress at Deepdale Drive in Leasingham.

We’re back on site for an update from our six-bungalow development, where Plot One has now reached another recognisable stage with the roof trusses installed.

With the structure beginning to take shape above wall-plate level, the team can now continue working towards completing the roof and getting the first bungalow watertight.

How long does it take to complete a housing development?

There isn’t one fixed answer. The timescale depends heavily on how many plots the developer commits to, whether any designs need to return to planning and how many teams can work consistently across the site.

Deepdale Drive has approval for six bungalows, but the current phase covers two bungalows and two garages while alterations to the remaining plots go through planning.

When every property is released together, more trades and groundworks teams can work across the site at the same time. A phased development naturally moves at a different pace.

How long should a first-floor extension like this take?

Many people expect an extension to last for several months, but with a clear plan and an experienced team, a project of this size can realistically take around four to six weeks.

The weather will always play a part. We were fortunate to complete this South Kyme extension during the summer, taking it from breaking ground to the client’s daughters sleeping in their new bedrooms in five weeks.

The old school conversion will be divided into two very different spaces.

One side will become the new annexe, while the other will provide a double garage with a separate external storage area where the old urinals were once located.

Before the new roof can be installed, we need to fit a goalpost steel frame and additional structural steels to carry the new trusses and roof load safely.

This is the structural work that will allow the former school facilities to begin their next chapter.
