🏠 NEW RENTAL PROPERTY REGISTRATION REQUIREMENTS – ENGLAND
The UK Government has confirmed that its new “Register your rental property” service will begin rolling out across England from 15 December 2026.
📌 What landlords need to know:
- Landlords will be responsible for registering themselves and each occupied rental property.
- Registration will cost £65 per property per year.
- Landlords will need to provide details including their contact information, property address, number of bedrooms and residents, and the rent achieved.
- Evidence of compliance with health and safety requirements will also be required, including gas, electrical and EPC certificates.
- Unoccupied properties do not currently need to be registered.
- Failure to register by the relevant deadline could result in enforcement action and fines.
📅 Regional deadlines
For landlords with properties in the East Midlands, including Leicester:
➡️ Registration opens: 15 February 2027
➡️ Registration deadline: 14 May 2027
The rollout will continue across other regions, with London and the South West following later in 2027.
🔎 What else is changing?
The Government also plans for the Valuation Office to take over rent increase challenges from the First-tier Tribunal. However, there is currently no confirmed start date for this change, as legislation and implementation planning are still required.
📋 Property listings are also expected to require a unique registration reference number from late 2027.
Landlords: now is a good time to make sure your property records and compliance certificates are up to date.
