Renovation projects are exciting, but knowing what you’re starting with matters 🏡

Before you start knocking walls through, replacing roofs or planning the finished space, it’s worth understanding the condition of the building you’re working with. A survey can help identify existing defects, areas that may need attention and potential issues that could affect your renovation plans or budget. Because a successful renovation isn’t just about what the property could become. It starts with understanding what’s already there.

Stop scrolling if you are buying a house 🏠

A property can look absolutely fine during a viewing, but that does not always mean there is nothing going on. Damp, movement, roof issues, poor alterations and hidden defects are not always obvious when you are walking around for ten minutes trying to imagine where the sofa will go. A survey gives you a proper understanding of what you are buying before you fully commit. It can help you make better decisions, ask the right questions and avoid nasty surprises after completion. Buying a home is a big step. Make sure you know what you are walking into.

A viewing can tell you whether you love a property. A survey can help you understand what you’re actually buying. 🏡🔍

From signs of damp and movement to roofing, older building materials and defects that aren’t immediately obvious, there can be a lot you simply won’t spot during a quick walk around. That’s why taking the time to understand the condition of a property before you commit can be so important.

A lot of the work that transforms a property isn’t always on the inside 🏡

This project involved a full renovation of the stonework and slate roof, bringing two of the property’s biggest features back to where they needed to be while keeping the character of the original building. It’s a good example of looking beyond kitchens, bathrooms and interiors. Sometimes the work that matters most is the work protecting the property for years to come. Another part of a renovation coming together 📌

Once you work with buildings, especially older ones, you really cannot unsee it. A crack, a bit of movement, damp staining, damaged pointing or a roofline that looks slightly off will always catch our eye. Not every crack means disaster, but it is always worth knowing what caused it and whether it needs attention. Historic buildings move, settle and change over time, so getting the right advice can make a big difference.

Rain is great for ducks, but not always great for older buildings 🦆🌧️

Historic properties have a lot of character, but they can also hold onto problems that are easy to miss at first glance. Damp, blocked gutters, slipped slates, poor drainage and tired pointing can all lead to bigger issues if they are left too long. That is why having a proper building survey matters, especially if you are buying an older property or already own one. A survey can help you understand what is really going on before small problems turn expensive.

This is one of the biggest warning signs we look for on a property survey 👀

Cracks, movement, damp, roof issues and poor repairs can all tell a much bigger story than people realise. With older and historic buildings, it is even more important to understand what is normal ageing and what could become a costly problem. Our job is to look past the surface and give you the information you need before making big property decisions. Buying, renovating or looking at an older property around Kirkby Stephen or the North of England? A proper survey can save you a lot of stress later.

POV: you’ve just been asked to survey this 👀

Older buildings can be full of character, but they can also hide problems that are easy to miss if you do not know what to look for. Damp, movement, timber decay, roof defects, poor alterations and previous repairs all matter when you are deciding what a property is really worth. We work with homes, historic buildings and rural properties across the North of England, giving clear advice before you commit. It is not about putting you off a property. It is about helping you understand exactly what you are taking on 🏠

A recent large mansion house project that required plenty of work on the roof and 6 fully redone chimneys! We love seeing these kind of projects progress from when we come on site to the finished article 🏡

Surveying isn’t always glamorous… but it is important 🔦🏠

A big part of the job is looking in the places most people do not see during a normal house viewing. Roof spaces, damp areas, old repairs, signs of movement and anything that could affect the condition or value of the property.
It may not always make the most exciting footage, but it is the work that helps buyers understand what they are actually getting into.
