This was a historic project for the directors whilst working for a previous company - Ruddle Wilkinson. Offering high-quality apartments in central Birmingham for Redrow Homes, the Jupiter development was constructed over a series of phases within the same site by a national building contractor. Our appointment was that of Employers Representative, employed directly by the client, to monitor and peer check construction information against employers’ requirements both at design and construction stages. A design and build contract allowed design variations to be proposed by the construction team, our role was to ensure that both Building Regulation compliance and Employers requirements were maintained. Regular site monitoring reports were presented at each design team meeting to ensure that any issues were addressed and resolved in a timely manner without effecting programme. Newington Causeway

The Newington Causeway site is a short walk from Elephant & Castle and Borough High Street. This timelapse gives a small insight into what is involved in constructing a 24-storey tower in central London, metres away from a mainline network rail viaduct.
This was a confined site with many complexities taken into account from rail drivers visibility splays to piling constrains with nearby tube lines and neighbouring properties. Designs UK Ltd were part of a large multidiscipline team of consultants, specialist contractors and site operatives, all of which had to be coordinated to meet the complex build and timeline requirements.

The Newington Causeway site is a short walk from Elephant & Castle and Borough High Street. Distinct Designs UK Ltd was specifically employed as client representative and provided coordinated internal fit out drawings for both the hotel and residential end user requirements, liaised with building control, fire engineer & structural engineers and various consultants and specialist installers throughout the build process. Regular site monitoring form part of our ongoing brief, monitoring and recording as built details as part of the asset register to ensure client requirements were met and building regulation compliance was achieved. This is an older project and was for a highly valued client who we have personally worked with for over twenty years on various London project commissions. It was completed in 2010.

This was an island site bounded by existing apartment buildings, pedestrian walkways, a network rail viaduct and Borough Road, and is directly opposite a South Bank University building. The building is highly visible on a corner plot. A mixed-use scheme consisting of 40 residential units from levels one to seven. Basement, ground and 1st commercial office and retail uses. The original planning scheme was altered, and developed into a compliant Building Regulation submission, followed by on site set construction drawings, working closely with the concrete frame and principal contractor. Liaison with third party purchasers such a Tesco to integrate their operational and technical requirements into the shell & core as a fit-out compliance application. Works have been completed for an internal reconfiguration and extension to a private bungalow to allow for expanded open plan living spaces with provision of new shower room, kitchen, utility and cloak room. This scheme addressed our client’s requirements for open plan, single level accessible spaces which required a complete re configuration of the existing bungalow together with the extra space provided by the extension. Radiators were replaced with new underfloor heating throughout. The existing and new facades have been rendered to give the scheme a continuous finish, together with replacement matching casements. Distinct Designs UK Ltd achieved planning and building regulations approval for this refurbishment, tendered the works and arranged the appointment with the contractor. Distinct Designs UK Ltd has achieved planning & building regulations approval for this bespoke new build in Boughton, Norfolk. The scheme involved creating vaulted open plan living paces, with the principal roof line linking the living and bedroom accommodation.
The external roof and dormer design approach belies the higher vaulted internal spaces that were achieved. Key picture windows frame the extensive Norfolk countryside views. High-quality detailing and finishes throughout contribute to this successful project.
