I'm very proud to say that my wife, Ginette, delivered our son, Michael, last Friday morning. 9lbs 10oz and 56cm. Everyone's doing well, including Tyler who's adjusting well to being an older brother. 😀

I'll be taking some time off in the second half of November as Mrs Caie and I are expecting our second child 👶 in 5 weeks. 😀

I'll still be reachable (between nappy changes and catching up on sleep 😅) as usual during that time.

I'm currently booking non-urgent work (services, installs etc) in December and January at the moment.

Yes, absolutely.

It's a common misconception that combi boilers eliminate the need for Legionnaires' risk assessments in private rented sector (PRS) properties.

However, regardless of your plumbing setup, a risk assessment is a legal requirement.

While combi boilers minimise the risk associated with stored hot water, other potential sources of Legionella bacteria still exist, such as:
🚰 Infrequently used taps and showers.
🚿 Shower heads and hoses.
💧 Pipework.

Why is this important?

Protecting tenant health and safety is paramount.

Legionnaires' disease can have severe consequences, and proactive risk management is essential.

Probably the most common defect I see when I'm working is poorly-installed flues. Modern gas boiler flues are a combined air intake and exhaust of the combustion gases, so their integrity is safety critical. As you can see, this could've been pulled out of the wall without much difficulty. (Weather collar removed for clarity).

I don't get much time for boiler installs at this time of year (especially ones that take two days) given the amount of servicing and breakdowns I'm attending to - I have 99 service reminders to send out for October and November 2025(!) 🤯 But, here's a system->combi conversion from last week. Undersized cylinder and inefficient boiler out, Baxi 636 (with 7-year guarantee) in. With thanks to John Vickers for help with the vertical flue - good guy and a reliable roofer.

It is getting to that time of year when you need the heating on, though 🤣
