Asbestos Refurbishment Survey – Barton Villa, Dukinfield

We recently completed a targeted asbestos refurbishment survey to an annexe building at Barton Villa, Dukinfield following a substantial water leak which had damaged parts of the property and exposed sections of textured coating ceiling finishes.

Where emergency repairs or make-safe works are required, it is important that asbestos considerations are not overlooked. Before contractors begin intrusive repairs, a suitable asbestos refurbishment survey should be undertaken within the affected areas to identify any asbestos-containing materials that may be disturbed during the works.

In this case, the damaged areas required investigation before remedial works could proceed, ensuring the client and contractors understood whether any asbestos-containing materials were present within the proposed work areas.

However, safety always comes first. Before entering any property affected by structural damage, fire, flooding or other significant defects, we always require confirmation from a suitably qualified and experienced structural engineer that the building is safe to access. Only once this confirmation has been received will intrusive survey works be considered.

Unfortunately, we occasionally see emergency repair works commence before asbestos has been considered, which can create significant complications if asbestos-containing materials are subsequently discovered. A refurbishment survey helps prevent unexpected delays, additional costs and potential exposure risks.

Asbestos Management Survey – Buxton Road, Leek

We recently completed an asbestos management survey at a property on Buxton Road, Leek on behalf of a client requiring up-to-date asbestos information for the building.

Whilst the majority of our work is undertaken throughout Stockport, Manchester and the wider Greater Manchester area, we are always happy to travel further afield for clients and were pleased to assist with this project in Staffordshire.

During the survey, a significant number of textured coating applications were identified throughout the property. Textured coatings were widely used within residential and commercial buildings and can often contain chrysotile asbestos, particularly within older properties.

Where textured coatings are identified and refurbishment works are planned, the removal strategy will depend upon the substrate and condition of the material. Where textured coatings are applied directly to plasterboard ceilings and walls, it is often more practical and cost-effective for the plasterboard to be removed in its entirety by a suitably competent asbestos contractor.

Following removal works, it is good practice to undertake a thorough visual inspection and, where appropriate, reassurance or clearance air testing by an independent UKAS-accredited analyst to provide confidence that the works have been completed satisfactorily before reoccupation or further refurbishment proceeds.

ONE ASBESTOS SAMPLE WASN’T ENOUGH…

We were initially asked to visit a property to take a single sample of vermiculite insulation from within the loft.

However, after discussing the proposed roof works with the client, it became clear that testing only the vermiculite would not properly assess all the materials likely to be disturbed.

The scope was therefore expanded into a targeted asbestos survey covering the affected section of the roof.

Three representative samples were taken from:

✅ Vermiculite insulation
✅ Roofing felt
✅ Undercloak material

We also inspected the external soffits and fascia boards to identify any other materials that could be affected by the planned work.

This is why understanding the complete refurbishment scope is so important. Simply testing the first suspicious material does not necessarily provide enough information for contractors to proceed safely.

A targeted survey should consider every part of the building that the proposed work could disturb—not only the material that first raised concern.

Asbestos Management Survey – Sandy Lane, Dukinfield

We recently completed an asbestos management survey at an engineering premises on Sandy Lane, Dukinfield comprising a large workshop and associated office accommodation.

The property was being marketed for sale and, as part of the due diligence process, the agents requested a copy of the asbestos survey for prospective purchasers. The client subsequently contacted Knight Specialist Services Ltd and instructed us to undertake a comprehensive asbestos management survey of the premises.

The building comprised a steel frame structure with metal clad roofing and more modern plasterboard partitioned office areas. Whilst relatively few asbestos-containing materials were anticipated due to the construction type, a thorough inspection was still undertaken to ensure any asbestos liabilities were identified and properly assessed.

Commercial property transactions increasingly require up-to-date asbestos information, particularly where buildings were constructed or altered before the UK asbestos ban. A big survey — and plenty of samples to keep track of! 🔍

We recently carried out an asbestos management survey for a PVC manufacturer in Ashton-under-Lyne, with extensive bulk sampling across the premises.

Collecting the samples is only part of the job. Every sample was double bagged and carefully cross-referenced on site against our findings and survey records before we left, ensuring each one matched the correct location and material.

Now we’re awaiting the laboratory results so we can complete and issue the detailed management survey report.

The report will help the dutyholder prepare a live asbestos management plan — a working document that can be reviewed and updated as conditions change or work is planned.

Careful surveying and accurate recording today help clients make informed decisions about their buildings going forward.

WHATS HIDING IN THE BACK OF YOUR PANTRY? An Unexpected Asbestos Find!

A kitchen and pantry survey yesterday revealed asbestos in places the client might never have thought to check.

During our inspection, we came across an old Aga with asbestos rope around the seal and asbestos gaskets on the doors. These small components can be easily overlooked when attention is focused on more obvious building materials.

But the discoveries didn’t stop there.

Tucked away at the back of the pantry, among the stored household items, was an old asbestos heat mat. It could easily have remained unnoticed, but a thorough search brought it to light.

For the client, we carefully removed the material under controlled conditions and double-bagged it. It is now awaiting disposal at a facility licensed to accept asbestos-containing waste.

A Thorough Survey Looks Beyond the Obvious

Asbestos isn’t always part of the walls, ceilings or floors. Older appliances and household items can also contain it—even something stored away and forgotten at the back of a cupboard.

This visit was a good reminder of why a careful inspection matters. Small, less obvious items can be just as important to identify and record.

🏭 Four storeys. Three days on site. A detailed asbestos survey before demolition.

Knight Specialist Services completed a full asbestos demolition survey at a large mill in Cheshire, spending three days inspecting the building and a further two days preparing the report.

We identified asbestos-containing materials including:
▪️ Asbestos board
▪️ Asbestos cement
▪️ Floor tiles
▪️ WC cisterns

Although these materials were in good condition, demolition would disturb them. Identifying them beforehand provided important information to help the client plan the necessary asbestos work.

Our approach? One room at a time. We broke the inspection into manageable sections, giving each area careful attention before bringing the findings together across all four floors.

Asbestos Management Survey – Sherratt Street, Skelmersdale

We recently completed an asbestos management survey at a church property on Sherratt Street, Skelmersdale to assist the client in meeting their asbestos compliance obligations.

The survey involved a detailed inspection of the building to identify and assess any asbestos-containing materials present. During the inspection, asbestos-containing floor tiles and associated adhesives were identified together with an asbestos-containing Bakelite cistern.

Many churches, places of worship and community buildings are unaware that they are subject to the same asbestos legislation as other non-domestic premises. Under the Control of Asbestos Regulations 2012, those responsible for the maintenance and repair of non-domestic buildings have a legal duty to identify and manage asbestos-containing materials.

For church properties, this responsibility will often rest with trustees, church councils, property committees or those responsible for the management and upkeep of the premises. An up-to-date asbestos management survey is an important part of meeting these obligations and ensuring contractors, staff, volunteers and visitors can use the building safely.

Once asbestos-containing materials have been identified, they should be appropriately recorded, monitored and managed in accordance with an asbestos management plan and asbestos register.
