Asbestos Refurbishment Survey – St Petersgate, Stockport

We recently completed an asbestos refurbishment survey at a bank premises on Vernon Bank, St Petersgate, Stockport ahead of planned refurbishment works.

Due to the nature of the premises, the survey was carried out outside normal operating hours in agreement with the bank. A member of the bank's staff remained on site throughout the works and undertook a watching brief from a separate area of the building whilst the intrusive survey inspection was completed.

Refurbishment surveys are a legal and essential requirement where intrusive works are proposed within a building. The purpose of the survey is to identify any asbestos-containing materials that could be disturbed during the works, allowing appropriate control measures to be implemented before contractors arrive on site.

Unlike an asbestos management survey, which is intended for the normal occupation and maintenance of a building, an Asbestos Refurbishment & Demolition Survey involves intrusive inspection techniques within the specific areas affected by the proposed works. This enables concealed asbestos-containing materials to be identified before refurbishment commences.

Under the Control of Asbestos Regulations 2012, asbestos must be identified and appropriately managed before work begins. Failure to undertake the correct survey can result in project delays, additional costs and potential exposure to asbestos fibres.

🏠 BUYING A HOME? IT’S OFTEN WHAT WE SPOT ALONG THE WAY THAT MATTERS MOST.

Today’s survey took us to Dobcross, Saddleworth, where we were instructed by a homebuyer to inspect, test and document a suspect ceiling within the garage.

But while carrying out our inspection, something else caught our attention…

Above the roller shutter door was some suspicious high-level boxing which also warranted further investigation. Following discussion with our client, we sampled this material too rather than leaving them with an unanswered question after purchasing the property.

Take a close look at the photograph. That small piece of debris could easily be overlooked by the untrained eye – and most homeowners would have absolutely no reason to suspect it contained asbestos.

This is exactly why loft spaces deserve careful attention during an asbestos survey.

Over the years, asbestos-containing materials were commonly used in and around lofts for insulation, heat protection and general building purposes. Asbestos may potentially be encountered within:

🔹 Pipe and boiler insulation
🔹 Water tank insulation and associated components
🔹 Asbestos insulating board (AIB) ceiling panels
🔹 Underdrawn roof and ceiling linings
🔹 Flues and heat-resistant panels
🔹 Soffits and fascia boards
🔹 Loose debris and historic off-cuts

The last one is particularly important.

Small fragments of asbestos-containing material can remain hidden amongst dust, insulation and general building debris for decades. They may originate from historic alterations, previous removal works or off-cuts from materials such as asbestos insulating board soffits and panels.

To somebody clearing their loft, it may simply look like an old piece of building material.

⚠️ Never assume that unidentified debris in an older property is harmless simply because it is small.

⚠️ DO YOU KNOW WHAT THIS IS IN YOUR LOFT?

Asbestos Survey & Vermiculite Testing – Cheadle, Stockport

During a recent asbestos survey at a home in Cheadle, we discovered this loose-fill vermiculite insulation within the loft.

Vermiculite is a lightweight, granular mineral that expands when heated and was widely used for insulation because of its excellent thermal and fire-resistant properties. It can often be found poured between loft joists, within wall cavities and around pipes.

So why are asbestos surveyors interested in it?

Vermiculite itself is NOT asbestos and many installations contain no asbestos whatsoever. However, historically some vermiculite deposits were contaminated with naturally occurring asbestos during mining and processing.

Importantly, you cannot determine whether vermiculite contains asbestos simply by looking at it.

Where loose-fill vermiculite is encountered during an asbestos survey, representative sampling and laboratory analysis can therefore be important before it is disturbed, particularly where renovation, rewiring, loft conversions or insulation removal is planned.

If you discover material like this in your loft, DON'T sweep it up, vacuum it or start disturbing it. Obtain professional advice and have it assessed first.

Asbestos Management Survey – Hattersley, Hyde

We recently completed an asbestos management survey at a residential property on Pulruan Walk, Hattersley on behalf of a prospective homebuyer.

The survey identified a number of asbestos-containing materials within the property, including asbestos insulating board (AIB) within a ground floor cupboard, asbestos textured coating and an asbestos insulating board boiler backing panel within a first-floor cupboard.

This project highlights why an asbestos survey can be one of the most valuable inspections undertaken before purchasing a property. Many buyers will arrange a building survey, however building surveyors are not asbestos surveyors and are not specifically carrying out intrusive asbestos inspections or sampling programmes as part of their inspection.

Asbestos-containing materials can often go unnoticed during a standard building survey, only being discovered later when refurbishment works commence or maintenance is undertaken. This can lead to unexpected removal costs, project delays and potential health and safety concerns.

For this reason, we always recommend discussing asbestos with your estate agent, solicitor and building surveyor during the purchase process, particularly if the property was constructed before asbestos was fully banned in the UK.

An asbestos survey provides buyers with a clear understanding of any asbestos-containing materials present before they commit to the purchase, helping avoid costly surprises after moving in.

Asbestos Refurbishment Survey – Manor Road, Goostrey

We recently completed a targeted asbestos refurbishment survey at a detached property on Manor Road, Goostrey for a client whose company we have worked with previously. Having experienced our service firsthand through their business, they contacted us again when refurbishment works were planned at their own home.

The survey identified asbestos insulating board (AIB) to all elevations of the front porch together with soffit boards wrapping around the front and part of the side elevation of the property. Additional asbestos-containing materials were identified within the garage, where the ceiling comprised a mixture of asbestos insulating board and asbestos cement repair patches.

Due to the presence of asbestos insulating board, a licensed asbestos contractor was appointed to undertake the removal works. Where licensed asbestos removal is required, the contractor must normally submit a notification to the HSE at least 14 days before work commences and prepare a detailed Plan of Work outlining the removal methodology and control measures.

Following completion of licensed removal works, the area must also undergo the statutory four-stage clearance process undertaken by an independent UKAS-accredited analyst. Once the area has passed all stages of inspection and air monitoring, a Certificate of Reoccupation is issued confirming the area is suitable for normal use.

Asbestos Management Survey – Macclesfield

We recently completed an asbestos management survey at a sports complex in Macclesfield, with the buildings originally constructed in 1998.

Due to the age of the premises, very few asbestos-containing materials were anticipated during the inspection. Nevertheless, a thorough survey and sampling programme was undertaken to provide the client with complete reassurance and ensure compliance with their asbestos management responsibilities.

A number of textured coatings and a cement roof covering were sampled and submitted for laboratory analysis. All samples subsequently returned negative results for asbestos-containing materials, providing positive news for the client and simplifying future management of the site.

We regularly work with sports clubs, leisure facilities and community organisations, helping them manage their health and safety obligations and ensure they have up-to-date asbestos information available for maintenance contractors and building users.

I'll admit this one was particularly enjoyable for me. As a keen tennis player myself, it's always nice to spend a day surveying a sports facility rather than climbing around industrial buildings and roof voids all day!

Asbestos Demolition Survey – Field House Farm, Congleton

We recently completed an asbestos demolition survey at Field House Farm, Congleton on behalf of a developer preparing the site for future redevelopment.

A fully intrusive survey was undertaken to identify any asbestos-containing materials that could be affected by the proposed demolition works. The survey identified asbestos cement roof sheeting, asbestos cement side cladding panels and areas of asbestos cement debris associated with the former farm buildings.

Farm sites can present unique asbestos challenges. In addition to asbestos materials remaining within buildings, it is not uncommon to encounter asbestos cement fragments, historic demolition arisings and occasionally buried asbestos-containing materials within surrounding land and made ground.

Where asbestos cement debris is identified across a site, an asbestos debris pick and environmental clean-up may be required before development works commence. Depending on the extent of contamination and the proposed redevelopment, further intrusive ground investigations may also be necessary to assess whether buried asbestos-containing materials are present.

Many older farm sites contain a long history of repairs, demolition works and changes in use, meaning asbestos cement products and, in some cases, asbestos insulating board can occasionally be encountered within soils and buried demolition materials. Early investigation can help developers understand potential liabilities and avoid costly delays later in the project.

⛪ KEEPING FAITH WITH ASBESTOS SAFETY

We recently visited St Aidan’s Church in Salford to complete an asbestos survey, helping the church understand and safely manage asbestos-containing materials within its buildings.

Our inspection identified asbestos cement ventilation ductwork concealed within a service area. The material was carefully assessed, recorded and included within the asbestos register, together with clear recommendations for its ongoing management.

Churches and other places of worship often contain a mixture of original construction materials and later alterations. If a building was constructed or refurbished before 2000, asbestos may be present in roof spaces, boiler rooms, ducts, electrical equipment, panels, flooring and other less obvious locations.

A suitable asbestos management survey helps trustees and dutyholders protect worshippers, employees, volunteers and visiting contractors—while ensuring maintenance work can be properly planned.

Asbestos Demolition Survey – Rixton, Warrington

We recently completed an asbestos demolition survey at a former farm and industrial site in Rixton, Warrington on behalf of a progressive architectural practice involved in the redevelopment of the site into a number of new eco-friendly dwellings.

Prior to demolition works commencing, a fully intrusive asbestos demolition survey was undertaken across the buildings scheduled for removal. During the inspection, asbestos-containing materials were identified within roofing materials and elements of the original electrical installations, allowing these materials to be identified and managed before demolition proceeds.

This project highlights why all demolition schemes must be supported by a suitable Asbestos Refurbishment & Demolition Survey. Unlike a management survey, which is designed for the normal occupation and maintenance of a building, a demolition survey involves intrusive inspection techniques to identify asbestos-containing materials hidden within the structure.

A management survey is not suitable for demolition or refurbishment works because it is not intended to locate all concealed asbestos-containing materials. Commencing demolition without a suitable demolition survey can result in hidden asbestos being disturbed, creating risks to contractors, causing project delays and potentially leading to breaches of asbestos legislation.
