Check out the visuals for a scheme for which we obtained planning permission earlier this year.

The proposals included an extension to an existing dwelling and the conversion of a barn into two residential properties, on a site identified by the local authority as a non-designated heritage asset.
The design took a sensitive approach, retaining the barn’s agrarian character whilst removing a non-original link between the house and barn. This approach gained the support of the Council’s Heritage Officer.

Our run of successful appeal decisions continues!!!

Last week, we secured planning consent at appeal for the demolition of existing barns and construction of 2 no. barns for use as residential dwellings in the Cheshire countryside. The original application had been refused with the Council considering he site to be an unsustainable location for new residential development. In our statement of case, we demonstrated that the site's proximity to an existing settlement, together with a a regular bus service to Congleton, would help to minimise reliance on the car and associated journeys. The Inspector agreed that the previously developed nature of the site and the local housing shortage outweighed the shortcomings in its locational sustainability, allowing the appeal and granting planning permission.

We were pleased to receive planning and listed building consent at the end of July for the er****on of two detached dwellings alongside a single storey extension to a Grade II listed thatched barn, now in residential use. The extension adopts a contemporary design approach, incorporating standing-seam zinc cladding. While contrasting with the traditional form and materials of the listed building, the simple, utilitarian form and use of zinc were considered appropriate to the site's rural setting, drawing reference from modern agricultural buildings. The scheme also introduces two distinct new dwelling designs, creating a more organic and less formal pattern of development than the previously approved scheme. We’re delighted to have secured consent for a scheme that carefully balances the character of the existing listed building with a contemporary approach to new development.

We are pleased to share another planning success for a domestic client for the demolition of an existing single storey utility/ store extension and its replacement with a new single storey extension containing porch, shower room, rear utility area and storage space. The scheme was appropriate in its design and layout and in its material palette ensuring no harm on surrounding amenity.

We were delighted to receive a successful appeal decision for a new permanent agricultural building supporting the continued growth of an established agricultural enterprise. Although the site is separate from the main farm complex, the Inspector agreed that the building is essential for the effective management and grazing of sheep on this parcel of land. A great result for our client and another positive planning outcome.

Permission in principle has been granted for a residential development of up to five dwellings in the Cheshire East Green Belt. The Council agreed with our case that the site comprised grey belt land on the edge of an existing settlement boundary, and with the borough facing a housing land supply shortage, approved our application under delegated powers. Another positive result demonstrating how a well-reasoned planning case can unlock sustainable development opportunities.
