Meet our engineers: Brett Steele

Brett has 25 years in plumbing and heating and 10 years in leak detection, with a particular track record on central heating and water mains investigations. He holds a City & Guilds Plumbing & Heating Level 3 qualification and is Gas Safe Registered. That depth of trade experience means he reads pipe systems quickly and understands how failures develop, not just where to look.

What does it mean if I can hear running water in my garden when no taps are on?

Running water audible in the garden when no taps are on points to a leak on the underground supply pipe between the water meter and the property.

ADI Leak Detection uses acoustic listening equipment to trace that pipework and pinpoint exactly where the break or joint failure is occurring beneath your garden. The supply pipe runs under soil and sometimes concrete, so the sound travels, what you're hearing is water escaping under mains pressure.

On site, ADI places sensitive ground microphones at intervals along the pipe route, reads the sound frequencies, and identifies the precise fault location before any excavation begins.

What is moisture mapping and can it find a leak under my bathroom floor?

Moisture mapping is a diagnostic technique that uses specialist moisture metres and thermal imaging cameras to detect and measure water saturation levels in floors, walls, and subfloors without cutting or excavating the structure.

ADI Leak Detection uses moisture mapping to pinpoint the exact location of leaks beneath bathroom floors, including those concealed under tiles, screed, or underlay.

ADI Leak Detection combines thermal imaging with contact metre readings to separate active leaks from residual dampness, so the cause is confirmed before any floor is opened up.

How do I know whether the damp in my home is from a hidden leak or from condensation?

Condensation sits on surfaces, cold windows, exterior walls, bathroom tiles. A hidden water leak behaves differently. It soaks into building materials from behind, so damp patches appear without any obvious source and don't dry out when you ventilate the property.

ADI Leak Detection uses thermal imaging and acoustic detection equipment to locate a concealed pipe leak precisely, without cutting into walls. If the damp keeps returning despite good ventilation, call ADI on 0800 731 3843.

How much can an undetected water leak add to my water bill each month?

A slow drip from a faulty pipe or a running toilet wastes far more water than most households realise. A constantly running toilet alone loses around 200 - 400 litres a day, which adds roughly £20 - £50 to your monthly bill. A pinhole pipe leak or failed supply line fitting can push that figure even higher.

Acoustic leak detection and thermal imaging locate exactly where the water's escaping, so the waste and the cost stops for good.

Meet our engineers: Robert Gires

Robert holds an NVQ Level 2 in plumbing, heating and gas, and has spent 25 years in domestic and commercial plumbing alongside 5 years focused on leak detection.

He is particularly known for central heating and water mains work, with an additional 5 years dedicated specifically to water mains leak detection.

His background also includes 10 years of powerflushing, which gives him a thorough understanding of heating system condition when tracing leaks in pressurised pipework.

Can an underground pipe leak cause my water bill to spike without any visible signs?

Yes, an underground pipe leak absolutely can push your water bill up without a single visible sign at the surface. Buried supply pipes lose water silently into surrounding soil, and the ground simply absorbs it. A small but steady leak through corroded copper or fractured plastic pipework can waste hundreds of litres a day. ADI's engineers use acoustic listening equipment and tracer gas to pinpoint the fault without excavation, then confirm it with pressure testing.

Why does my heating cost more when nothing about my usage has changed?

Your heating bill climbs when a hidden pipe leak forces your boiler to work harder, cycling more frequently to maintain pressure. Acoustic leak detection and thermal imaging locate the fault without lifting floorboards, pinpointing exactly where water is escaping beneath a concrete slab or within a cavity wall. Left undetected, even a slow pressurised pipe leak wastes thousands of litres and drives energy costs up month after month.

Can a bathroom floor leak be found without drilling or breaking any tiles?

Yes, a bathroom floor leak is traceable without touching a single tile. ADI's engineers use thermal imaging cameras to detect temperature changes beneath the floor surface, acoustic listening equipment to pinpoint the exact location of escaping water, tracer gas detection to follow a leak path through pipework and moisture meters. These non-invasive methods locate the source precisely, so any repair work targets only the spot that needs it.

ADI Leak Detection recently completed a water leak detection job in a London property where the homeowner discovered unexplained water consumption while abroad.

Problem identified:
The leak was traced to a flexible hose connection on an isolation valve serving the hot water line to the sink, with a water loss rate of 4 litres per hour.

Solution:
Our engineer, James, used a range of leak detection methods including:
• Thermal imaging camera
• Moisture metre
• Endoscope camera
• Isolation testing

The damaged hose connection was repaired immediately and the property was tested for any additional leaks.
