Not sure whether it’s condensation, a leak or penetrating damp? A proper diagnosis shouldn’t be guesswork.

On a typical damp/timber/building inspection I use a small toolkit of methods (not just one reading) so the conclusions are evidence-led and defensible.

That usually means combining thermal imaging, moisture measurement and hygrometry, roof-level inspection (often by drone), and (where needed) ventilation airflow testing.

Quick damp/mould myth-buster:

A moisture meter reading on its own does not tell you the cause.

That is why I use a mix of:

- Thermal imaging (pattern and context)
- Hygrometry (RH and moisture load)
- Surface temperature checks (condensation risk)
- Targeted moisture readings (pinless and pin, where appropriate)

It is the combination that stops you paying for the wrong fix.

Thermal imaging is brilliant, but it is not magic.

What it does really well is show temperature patterns that point you towards the cause of a problem.

A few examples:

- Cold vertical streaks can suggest missing insulation or thermal bridging.
- Cold patches that change after rainfall can suggest moisture ingress.
- A cold halo around a chimney breast can be a clue (but it still needs checking).

Then we confirm with proper moisture readings and a sensible inspection, so you are not paying for guesswork.

Thermal imaging is not magic.

But used properly, it is a brilliant way to see patterns that help you diagnose damp, leaks and heat loss without ripping your house apart.

What it can do well:
- Highlight cold spots and moisture patterns
- Help trace leaks and missing insulation
- Show where to investigate next (with moisture readings to confirm)

What it cannot do:
- Prove damp on its own
- Replace proper inspection and measurement

Ever wondered what an independent damp and timber inspection actually looks like?

This is the kit I use to diagnose problems properly, without guesswork and without trying to sell you a "fix".

In a typical visit I am looking to answer three simple questions:
1) What is the moisture source?
2) What is the impact (timber, plaster, indoor air, heat loss)?
3) What is the sensible next step (and what is a waste of money)?

If you are dealing with damp, mould, cold spots, or a mystery leak, the biggest cost is often guesswork.

This is the sort of toolkit that lets me diagnose problems properly, without ripping things apart first:

- Thermal imaging (to see temperature patterns that hint at moisture, heat loss, or air leakage)
- Moisture measurement (to confirm what is actually wet, and how wet)
- Ventilation checks (because a lot of mould is an airflow problem, not a "damp proofing" problem)
- Drone roof inspections (chimneys, gutters, flashings, slipped slates, flat roofs)

I do the investigation and report. You decide the fix. No upsell, no nonsense.
