Nobody paints one square metre of a wall for fun.

If the decorating stops halfway up a corner, there's usually a reason it stopped exactly there. Nine times out of ten it's a damp patch, an old leak, a crack that's been filled, or mould that's been wiped down and covered. The paint doesn't fix any of that. It just buys a few weeks.

To be fair, most sellers aren't hiding anything. But a 20-minute viewing isn't where you find out which is which, no ladder, no damp meter, no idea what the wall looked like last winter.

That's the job. We look behind the wallpaper so you don't find out in February.

£250 per leaseholder. That's all you can recover if the Section 20 consultation isn't run properly, however big the bill.

A roof. New windows. External redecoration. Anything where one leaseholder's share tops £250 needs consultation, and getting the sequence wrong leaves the shortfall with the freeholder or the RMC.

Nobody resurveys a fence. They just replace it, roughly where the last one stood.

Do that a few times over fifty years and the line has quietly walked.

It only matters when you sell, extend, or a neighbour starts asking questions. And the title plan won't help you, those are general boundaries, not exact ones.

A boundary survey gives you the real line, on paper, before anyone falls out over it.
