The cheapest quote isn’t always the cheapest project.
When you’re planning an extension or major renovation, it’s completely natural to compare the figures at the bottom of each quotation. The problem is that two builders can appear to be pricing the same project while actually allowing for very different things.
One quotation might include scaffolding, waste removal, Building Control requirements, site management, electrical and plumbing work, making good and finishing. Another might look considerably cheaper because some of those costs have been excluded, left as provisional allowances or simply haven’t been accounted for yet.
That doesn’t mean you should automatically choose the most expensive builder either. The important thing is to make sure you’re comparing like for like. Look carefully at the scope, specification, allowances and exclusions, and establish exactly who is responsible for each element of the work before making a decision.
A good quotation should give you confidence about where your money is going, rather than leave you discovering additional costs halfway through the build.
