A visit on Friday to a project that has very recently started in to build 9no. New build homes comprising 2no. pairs of terraced homes and 3no. detached homes. Works have begun with site strip and set out, the footings have been dug and poured for the 3nos detached homes and work to build the remaining footings up to DPC shall begin this week. This is a project for clients we have worked on many projects successfully for in the past, and will be one to watch as things progress moving forward

Visit to meet with a previous client today to move forward with phase two of their project. As you can see from phase one a large ‘single storey rear and two storey side extension’ was previously designed and built and now approximately 5 years later it still looks fantastic and well loved. The next phase is to design a ‘first floor rear extension’ to sit over the existing rear extension to create a lovely big Master Bedroom with en-suite. Today’s visit was to discuss the project ready to move on to first draft designs in due course. From there a formal Planning application will need to be submitted, and then to move onto the Building Regulation drawing since Planning approval is achieved

Out and about today and you get to see for the first time this before and after home in Tilsworth. The existing property was a two-bedroom semi-detached bungalow. We helped our client to achieve planning permission in the Green Belt to provide what you see today. A wrap around extension to the side and rear, conversion of the loft space with flat roof rear dormer, and full refurb and alterations internally. By providing this the new home now has four Bedrooms (one on the ground floor with en-suite), separate Living room, large Kitchen/Diner/Snug, ground floor WC, first floor family Bathroom and further en-suite to first floor bedroom. As you can see from the front the extension is relatively modest, but internally the space is fantastic. Great work to the team onsite.

A visit today in Dunstable was the first on this site for us since January!! As you can see things have really started to move onsite for this new build project. As previously highlighted this is a new build bungalow with a full basement beneath. The external walls are up, the floor is in, and the roof structure is coming together nicely. We worked with our clients to achieve planning permission for this last year. What a fantastic home and setting this will be. Really looking forward to seeing this complete later this year

So hello to everyone, it has been a very, very long time since our last post (apologies), have you missed us? but what a post to start back with!! This project in Caddington has been undergoing some very big, and as you can see rewarding, renovation works. The original detached home with detached double garage was granted Planning permission for a large ‘part two storey, part single storey front, side and rear extension’ that would see the detached garage be connected to the main house, increased footprint to both ground and first floors, new large main feature front entrance elevation, and the added bonus of a ‘room in the roof’ loft conversion. As you can see from the photos (1. Is now, 2 & 3 is as before, and 4 is a further picture from now) the works have really started to come together with the new main entrance feature elevation glazing having been installed this past week. Keep up the amazing works, we can wait to see this one finished, as I’m sure it is going to be one lovely home. As always come back to see the progress

A visit today to a new project that has start in for a pair of detached new build homes. Word have begun with site strip and set out, with the footings being dug as we speak. This site is particularly tricky based on the sloping levels both side to side and front to back. We were instructed to work on the Planning drawings and since the Building Regulation drawings, with onsite works also to be undertaken. I am certainly looking forward to seeing this project come together onsite over the coming months and year

I’ve recently been made aware that my name has been referenced in relation to advice suggesting that planning permission and/or building regulations approval would not be required for certain extension projects.

As an Architectural Designer, I would like to make it absolutely clear that I have not given any such blanket advice, nor would I ever advise clients to disregard statutory requirements.

Whether planning permission or building regulations approval is required depends entirely on the specific details of each project. These matters must be properly assessed in accordance with current legislation and local authority guidance.

Compliance is not optional, and providing inaccurate information — particularly when using someone else’s professional name — is a serious matter.

A visit this week to a project in to see how things are getting on. This one doesn’t show much as you can see, but there is a full basement floor underneath the beam and block floor structure. This is as part of a whole new build home we achieved planning permission for last year. This will be a lovely detached 3/4 bedroom bungalow with basement below. Looking forward to seeing this one come together onsite over the coming months and year.
