A few weeks ago, I received a message from a homeowner who was becoming increasingly concerned about their property.
Cracks had started appearing in the external render.
Inside the house, damp patches were beginning to show.
Like most people would, they asked the obvious question...
**"Are the two connected?"**
They'd already spoken to a few people.
The advice was almost identical every time.
*"Just repair the cracks."*
But that answer never sat comfortably with me.
Because repairing cracks without understanding why they've appeared is a bit like repainting a ceiling without fixing the leaking roof above it.
It might look better for a while...
But the real problem is still there.
So before talking about repairs or quotations, we arranged a full inspection.
We took moisture meter readings.
We carried out percussion testing.
We inspected the render in detail.
We even took samples to understand exactly what we were dealing with.
The investigation told a very different story.
The existing sand and cement render had failed.
Over time, cracking had allowed moisture to enter the structure, while the dense cement render was also preventing the walls from breathing and drying as they should.
Suddenly, this wasn't simply a cracked render.
It was a building trying to tell us something.
Unfortunately, this is something I see far too often.
A failed cement render is removed...
Only to be replaced with another cement render.
The cracks disappear.
The property looks fresh again.
Everyone is happy.
Until a few years later, the same problems begin all over again.
Not because the workmanship was poor.
But because the wrong system was chosen for the building.
This property needed something different.
Something breathable.
Something compatible with the way it had originally been built.
Our recommendation was to remove the defective render completely and install a full **EWI Pro Heritage Grade NHL 3.5 Lime Render System** across the entire 65m² elevation.
The project used more than 155 bags of heritage lime render, applied at a consistent 15–20mm thickness to create a traditional flat finish, all backed by a 10-year warranty.
The transformation is obvious.
The house looks fantastic.
But that's not what I'm most proud of.
What matters most is that the building can now manage moisture naturally again, giving the masonry the best chance of staying dry, healthy and performing for decades to come.
This project reminded me of something I say quite often...
**The render that has failed isn't always the render that should replace it.**
Every property is different.
Its age.
Its construction.
Its masonry.
Its history.
The way moisture moves through it.
Those things matter far more than simply choosing the material that's already there.
That's why we never rush to price a repair.
We investigate first.
Because the best rendering projects don't begin with a trowel.
They begin with understanding.
So if you've noticed cracked render, damp patches or repairs that never seem to last...
Don't just ask,
**"How do I fix it?"**
Ask,
**"Why did it fail?"**
That's where lasting repairs always begin.
