Our latest bespoke residential project has now been submitted for planning, having been carefully developed to address the stringent requirements of Paragraph H011 (formerly Paragraph 84e) of the National Planning Policy Framework (NPPF). The policy presents an opportunity to deliver truly exceptional homes in isolated rural locations, where outstanding architectural design and a sensitive response to the landscape are fundamental to the proposal.

The scheme comprises a contemporary, single-storey home that brings together distinctive architecture, high environmental performance and a considered relationship with its rural setting.

Carefully arranged to maximise the exceptional yet private views across an existing pond and mature landscaped gardens, the home incorporates three generously proportioned bedrooms, each with en-suite facilities, alongside open-plan living spaces and a dedicated home office.

The proposal reflects our approach to creating bespoke homes that respond to their surroundings, celebrate their setting and deliver a high-quality, sustainable living environment.

We’re pleased to share that we have recently submitted a planning application for an exceptional new dwelling designed in accordance with Paragraph H011 (formerly Paragraph 84e,) of the National Planning Policy Framework (NPPF), which provides a planning route for architecturally exceptional isolated homes in the countryside.

The proposal is for a contemporary, single-storey home that brings together architectural excellence, environmental performance and a sensitive response to its rural setting.

The design incorporates three generously proportioned bedrooms, each with en-suite facilities, alongside open-plan living spaces and a dedicated home office. Carefully considered glazing and the relationship between the interior and exterior aim to make the most of the mature landscape, existing pond and beautiful views towards the Lincolnshire Wolds.

Designed to sit quietly within its surroundings, the home seeks to establish a strong connection with its landscaped gardens, creating a peaceful and considered living environment that celebrates its unique setting.

The living room is thoughtfully positioned beyond the open-plan kitchen and dining area, creating a more intimate and relaxed space within the home. A vaulted ceiling enhances the sense of volume and light, while a bespoke floating hearth provides a striking focal point for the freestanding log burner, offering warmth and comfort on colder evenings.

Triple-glazed sliding doors are positioned to either side of the room, creating a seamless connection between the interior and the surrounding landscape. One opens onto the beautifully planted and private courtyard, while the other frames extensive views across the Lincolnshire Wolds, creating a strong connection with the surrounding landscape.

External lighting was carefully considered and thoughtfully positioned throughout the property to create a warm, ambient atmosphere across both the home and the surrounding garden. The lighting has been designed to subtly illuminate the landscaping and highlight the carefully selected external materials, including the Brimstone Ash timber cladding and locally sourced Tealby ironstone, enhancing the home's character and architectural detailing after dark.

The master bedroom at Ashwood is thoughtfully positioned at the rear of the property, where extensive glazing floods the space with natural light and provides beautiful views across the garden and the Lincolnshire Wolds beyond.

A bespoke, handmade oak headboard provides a subtle division within the room, elegantly separating the sleeping area from the wardrobes while maintaining the spacious, light-filled character of the space. Beyond the wardrobes, a frameless pocket door provides access to a beautifully considered en-suite, discreetly concealed to create a calm and cohesive finish to the bedroom.

The open-plan kitchen and dining area is subtly separated from the living space by a freestanding, bespoke, handmade oak shelving unit, with circulation flowing naturally to either side. This carefully considered feature creates a more private and intimate snug area, while retaining the open, spacious and light-filled character of the kitchen and dining space.

Working closely with our clients and Osborne of Ilkeston, we designed and created this bespoke piece, incorporating handleless cabinetry, floating oak shelves and discreetly integrated rebated LED strip lighting. The result is a beautifully crafted feature that provides both practical storage and a subtle definition between the spaces, while the carefully positioned integrated lighting creates a warm, inviting ambience throughout the evening.

At Ashwood, the kitchen sits within an open-plan living space, positioned directly off the entrance lobby beneath the vaulted ceiling, with bespoke cabinetry seamlessly integrated into the wall construction.

Working closely with our clients, Osborne of Ilkeston and Belvoir Interiors, we created a beautifully crafted, bespoke handmade kitchen where every detail was carefully considered. From the elegantly designed cabinetry handles to the warm, rebated LED strip lighting concealed beneath the shelving and kitchen units, every element was carefully integrated to complement the architecture, creating a space that feels calm and considered.

We recently had the pleasure of photographing a beautiful project we completed late last year — Ashwood.

Set within the Lincolnshire Wolds, Ashwood is a stunning three-bedroom, single-storey dwelling that takes full advantage of its exceptional setting, with incredible views overlooking the Viking Way.

The design is formed around three distinct elements, with a simple, understated entrance lobby providing a considered link between the open-plan living spaces and the more private sleeping accommodation. The vaulted living area creates a generous, light-filled heart to the home, while the sleeping wing incorporates the family bathroom, en-suite and dedicated home office.

It was a real pleasure to revisit the project and see how the finished home has come together.

We are delighted to announce that, working closely with IBA Planning Ltd, planning permission has been granted for the redevelopment of the former Gonalston Farm Shop site on Southwell Road, Lowdham.

The proposal will deliver three sensitively designed new homes, replacing the existing underutilised and fire-damaged structures with a high-quality development that responds thoughtfully to its rural setting, local character and heritage.

Carefully considered to sit comfortably within the surrounding landscape, the scheme respects the site’s Green Belt context and local vernacular, whilst incorporating principles of sustainable development to create a distinctive and appropriate addition to the area.

We’re delighted to see this project receive planning approval and look forward to seeing the next stage of the development take shape.
