New First floor Rear Dormer Extension - Swindon Ln, Cheltenham - This project involved extending at the back of the current property at first floor level with a new flat roofed full width dormer roof extension.
This extension follows permitted development guidelines, and as such does not project above the ridgeline of the original roof and is set back from the original rear facing eaves and gable ends.
The new dormer projection contains enlarged floor plans for two existing bedrooms, and a new compact FF family bathroom with large rectangular walk in shower, WC and washbasin, which is all accessed via a pocket door from the existing FF landing. Note that the extended horizontal ceiling area to the rear alleviates the existing restricted headroom issue making space feel less cramped and more open.
New large uPVC framed casement style opening windows maintain views out towards the rear garden. The proportions of the openings are centred on the structural openings below and the cill heights have been raised slightly to better suit aesthetics of the FF rear elevation.
On the principle northeast facing elevation, modest size ‘Velux’ style roof windows are added back in to provide extra light to the pitched roof plane for the stair landing and one of the main bedrooms. As for material choices - dark grey coloured rubber EPDM finishes the horizontal roof surface, while light grey weatherboard cladding has been fixed to the vertical faces of the dormer & cheeks for a modern clean look.
